So, it's been awhile since we've heard anything about Dreamport Villages, so I thought I would do a google search to see what I could find out.

"The last thing residents want to see is a development that gets half built and then just sits there.

It’s very, very difficult to do that. Both the projects I know you’re talking about, the Dreamport Villages and also Phoenix Mart. We lower our risk as much as we can. There’s always a risk. A lot of these companies, for whatever reason, they thought they had the funding, the funding goes away, national issues happen and things crash. None of these people do this and think they’re going to fail. Like with Phoenix Mart, something happened with EB-5 visa programs and stuff like that, they were not prepared for. All the sudden this thing takes their entire game plan away. Now they’re stuck with a building, and now they can’t do anything with it for a while. Now, that project is not dead; it’s still going forward, as Dreamport Villages is."

I love the look of these cars both inside and out. I very well may purchase one of these as the production ramps up! Current wait is 2023 for the Air Pure so I'll be twiddling my thumbs until then.

“Pinal County sits at the epicenter of two big cities and is the point of intersection where all infrastructure in the state comes through,” says Jackob Andersen, president and CEO of Saint Holdings, the developer behind some of the county’s largest land deals, including two massive industrial parks.

Andersen notes that land prices in Pinal County are about 50% to 60% cheaper than in Metro Phoenix.

Kohler, a kitchen and bath equipment manufacturer, plans to build its new factory south of Maricopa-Casa Grande Highway. The site is across the road from the Frito-Lay plant in Casa Grande. It will take approximately 18 months to complete once construction begins.

The Kohler plant is the first major project that would be built at the Pinal County Technology Park, a 1,000-acre parcel between Clayton Road and Maricopa-Casa Grande Highway.

Once completed, the site is expected to employ 425 within five years.

A Greater Phoenix Economic Council study projects a $1.1 billion economic output from the facility, including $13.8 million directly to the city of Casa Grande.

City officials said they will expand and improve roadways around the site as part of its 2022 Capital Improvement Program.

It is a 1 million sq ft building complex. 1.1 billion in total economic output. 300 million in capital expenses.

While I am here a couple of updates:

1. LUCID PHASE II is well underway and will ADD another 2.8 million sq ft to the initial phase - and cars are shipping out daily now.

2. Next door to Kohler will be another 1.25 million sq ft of "spec" industrial space being built by the GC from LUCID PHASE I and Nikola (this GC is not doing the phase II for Lucid).

3. SEVERAL more announcements will come very soon.

AND

Don't laugh - but even Phoenixmart and Dreamport Villages still CLAIM they are trying to work out deals to revive their projects.....

I need to pop into this group more frequently.

A year or two ago, most of you and many of us might have said, "Lucid? Are they still going? I thought they were foundering like Byton, Faraday Future, Dyson, Nio…" Lucid is very much still going. It's helmed by experts cherry-picked from various successful automakers and it's funded sufficiently to launch this Air sedan while developing its next model, the Gravity SUV.


Were we wowed by the whopping numbers Lucid has been touting recently—up to 1,111 horsepower and 1,390 lb-ft of torque in the Air Dream P edition and up to 520 miles of EPA-official range in the Dream R edition? No. Anyone can buy big numbers by installing giant motors and batteries. Rather, it's the sophisticated way Lucid achieves them in a package that ranks highly in each of our six key criteria that captured our attention and our calipers.

Engineering Excellence
The tiny, power-dense motor that generates those headline-grabbing specs does so with an innovative new stator winding consisting of 24 square copper wires "woven" into a convenient assembly requiring minimal bonding. To better manage the intense heat these wires generate under full power, Lucid moved the cooling passages down to the narrow spaces between winding channels, utilizing magnetic-field "dead zones" in the stator body. The rotor squeezes more reluctance torque out of the same amount of rare-earth magnets by optimizing their positioning.

Then, instead of multiplying the motor's torque and then sending it through beefy differential gears, Lucid packages a small, light diff inside the rotor. Yes, this design requires two reduction gears, but placing a compact planetary unit on each side of the motor keeps things light and results in a complete drive unit with triple the power density of the leading competitors.

While the chemistry of the cylindrical batteries is conventional, the pack is designed to simplify automated assembly in a patented and award-winning injection-molded case that incorporates all the power-conducting bus bars. The cells connect to these bars via new lower-resistance ribbon connectors instead of wires, and heat gets conducted away from the ends of the cells instead of from the sides. Lucid says this results in more efficient cooling and easier installation, and it eliminates heavy, costly adhesive in the pack.

The entire electric powertrain was designed and developed in-house, including the "wunderbox" electronic controller that manages the Air's 900-volt electrical system. It's bi-directional, so it can provide "jump charging" to other EVs. It can manage 19.2 kW of level-2 home charging, it upconverts DC fast-charging power from 400 volts in older stations, and it can accept 300kW (or more) of the latest 800-volt "juice." That makes the Lucid Air today's fastest charging EV, capable of adding 300 miles in 20 minutes.

CCP Group is a Taiwan-based chemical manufacturer. Specifics as to what will be produced at the location have not yet been disclosed. The Casa Grande City Council will consider a development agreement in an upcoming meeting.

I know this isnt Pinal county but I had no idea where to post it.

And while not exciting really Im just amazed that ANYTHING is being built in Gila Bend. But I anticipate given the I/11 and continually traffic among that junction on the 85 and the 8 going West and south to Rocky point that Gila Bend might be able to eek out some slight revitalization after decades of decline?

The RV park is planned for 20 acres, and the first phase commercial/shopping area is planned for a 20KSF-30KSF grocery store plus other retail outlets.
This pan is nearly the size of the whole town

Looks like the Casa Grande Domes time is up, as there's a RFQ out for their removal.

Procter & Gamble unveils plans for $500 million manufacturing facility in Arizona

The Cincinnati, Ohio-based company said it plans to invest $500 million in the new factory at the 2,700-acre Inland Port Arizona in Coolidge, a massive industrial park located in the southern part of the city that is already home to Nikola Corp.'s manufacturing facility.

The new facility will total 2 million square feet and will support the company's fabric care portfolio, which includes products such as Tide PODS, Downy Unstopables and Bounce Dryer Sheets. It will be located on 432 acres along State Route 87 and Union Pacific rail line between Arica, Shedd and Vail roads, city documents show.

It's expected to be operational by 2025 and create about 500 jobs in Coolidge. P&G said its plant "aims to use" its most advanced and innovative manufacturing and sustainable technologies in its global manufacturing and supply chain operations.

City to vote on development agreement
Coolidge City Council has held executive sessions, which are closed to the public, to discuss potential economic development projects and agreements in recent months. Coolidge City Council will vote on the development agreement with P&G on Nov. 14's City Council meeting at 7 p.m. The full development agreement can be found on the city's website here.

The development agreement said that the city, Pinal County, Arizona Commerce Authority and Saint Holdings, the owner of Inland Port Arizona, have been working with P&G to develop its project. The city will vote on several incentives for the company, including up to $18.6 million in public infrastructure for the plant; designating the site as a Foreign Trade Zone, which can reduce property taxes by more than 70%; and hiring Elliott D. Pollack & Co. economic firm to conduct an analysis of the project.

The facility is still in the planning stages, according to the company, but said it plans to purchase land in the Inland Port Arizona in November and start construction next year. The facility will also be developed over multiple phases.

"The project is part of an ongoing supply chain strategy to best meet the needs of our consumers and customers and to meet the need for additional capacity due to the growth projection of the [North America] Fabric Care business," the company said.

The company said its facility will be P&G's 25th plant in the United States and its third greenfield site that it has built in the U.S. since 1971. A groundbreaking is planned for the spring or summer of 2023.

P&G is one of the latest large-scale manufacturing companies to announce plans for Arizona, which officials say has become an increasingly attractive state for manufacturers and has in recent years landed companies including Taiwan Semiconductor Manufacturing Co., countless suppliers and food and beverage makers like Rauch North America, Mark Anthony Brewing and Nestle USA.

We are really lucking out on this current wave of post covid deglobilization wave. So much manufacturing, could you imagine in 2006 telling people that it will soon be cheaper and better to make detergent, Dryer sheets, Faucets and electic cars in Arizona than in China lol!

Maricopa getting some height proposals???

Not surprising given the regional growth in and around Casa Grande. Who knows if this will pan out but interesting, nonetheless. ( I know this isnt technically pinal county but its more connected to the Casa Grande region than the Phoenix region so im putting it here.

According to the DATABEX project database entries on the subject, the first solicitation covered development of a specialty ER Hospital, surgery center and medical offices.” The second dealt with “development of the medical campus with the balance of the land for retail, commercial, hotel, housing, and mixed-use.” The third covered a “0.9-acre parcel that connects to the other two parcels and would not be for individual development on its own.”

All three items were on the consent agenda for a special Maricopa City Council meeting on Dec. 12. Council approved a purchase and sale agreement and escrow instructions for the sale of four acres to S3 Biotech LLC for $1.375M, a purchase and sale agreement and escrow instructions for the sale of 4.7 acres to Copper Sky Hotel and Residential Group, LLC for $1.468M, and Purchase and Sale Agreement and Escrow Instructions with Copper Sky Extended Care, LLC for the sale of approximately .89 acres for $290.8K.

The items were approved on a unanimous vote.

According to the purchase and sale agreement: “The developer must construct a Medical Campus with a Specialty ER Hospital with approximately 25-120 beds, a surgery center including ambulatory surgery and cath lab and Medical Offices to provide a variety of medical services of approximately 100,000-250,000 square feet as well as all necessary improvements including, but not limited to, parking, which will provide 24/7 operations and be open for business on or before June 30, 2025. Horizontal work must start on or before 3/30/24.

“In addition, they must construct (1) a hotel with approximately 125 beds, (2) a smart parking structure for approximately 280 cars, (3) a luxury condominium building consisting of approximately 7 floors (on top of podium parking) with 10 units per floor as well as all necessary improvements including, but not limited to, parking.”

A related master plan under the overall umbrella—the District 3 at Copper Sky Innovation Campus—which is planned to include multifamily, office, medical, and athletic retail space on 12 acres, is not mentioned in the agreements and no additional information is currently available about its status.

Maricopa-area news outlets reported S3 Biotech has partnered with real estate and construction group The BR Companies and quoted Horst as saying the partnership now resolves earlier funding issues that had hindered progress with the development. “They brought the money to the table,” he said. “That’s the big difference. The money is there now.”

I really have to wonder why the hell a city is micromanaging something as basic as a hospital, or why they're doing this with fly-by-night LLCs that nobody has ever heard of.

Sell the damn land and let the market dictate what needs to be built. A real hospital org like Banner doesn't do business like this.

The problem is they don't want your standard Banner or Dignity center...they want to create this biomedical campus. I still think it will be tough sell. One of the conditions of the first phase of development is to build a 7 story condo building...we'll see...
