Not sure if this was mentioned yet, but the 13 story hotel at 178 W Randolph received permits a couple of days ago

It's mainly just Kabuki Theater of course.

If there's is a somewhat meaningful but not overwhelming opposition to a project at least partly based on size, then Aldermen feel incentivized to hand the neighbors a 'win' with a 'negotiated downsizing'. It's a little dance that developers and aldermen perform. Some of the public of course realize the game, some are oblivious.

Definitely props to the developer if they somehow manage to land financing for a hotel!

Lagrange towers always turn out much uglier in reality than a rendering will show. Just wait and you'll be underwhelmed at best... and most likely disappointed

Hopkins is hosting a community zoom meeting on Thursday, October 22, 2020 to discuss the latest plan for 1120-30 N. State.
New Castle is pitching a 29 story, 336-foot tower with 299 rental units. They've staying within DX-7 zoning but will need to submit at PD application.

The material palette looks rich and varied, which could provide a nice street-level experience. I also like the vertical divisions in the mass; if those channels are actually softly lit at night, that will be interesting. (How many buildings in Chicago are illuminated as such? I can't think of a one.)

In reference to 40 west oak...this tidbit from writer in Chicago architecture blog...Do we know if this is legit gonna be completely clad in granite and limestone (not just the base) or just error on writer?

"Even though this building is in Chicago’s Near North neighborhood, residents will feel like they’re in the Gold Coast. Not just because this building will be clad in granite and limestone instead of cheap pre-cast concrete panels. But because they get to brag about living in a Lucien Lagrange-designed building. "

I will eat my hat. Lagrange usually does limestone (or granite) on the first few floors and then switches to precast. And it's not even particularly nice precast like One Bennett Park. It's usually a ghastly, uniform beige color.

I love this spot because you can see the real stone (on Chicago Sinai) and the awful Lagrange precast in the same shot:

I'm not so sure about that.

I believe the plan calls for a lot of precast plus some stone "accents," like around the entryway etc. That's what the developer was saying when they presented the taller version of the plan last year. Maybe they've decided to splurge on real stone throughout, but I seriously doubt it.

Edit: Yup. Pulled up the application and the elevation drawings show precast galore.
