On the Block: State Hotel at 2nd & Pike joins the crowd

Cherry trees and selfie seekers, the first cruise ship docking on the waterfront, visitors dragging their truculent spring-break schoolkids through the market — all signs that summer tourist season is nigh.

And the recently opened State Hotel, at 1501 Second Ave., is ready to welcome those tourists.

In fact, developer Pat Foley of Lake Union Partners tells me during a recent tour, the 91-room boutique hotel is already doing quite well. “Generally speaking, we've been full.”

Several guests are parked in the lobby while we chat, and the 75-seat Ben Paris restaurant and bar is doing a brisk early lunch trade.

“We're more of a lifestyle hotel. Everyone's welcome,” says Foley.

To the west, at First Avenue and Pike, Stellar Holdings is planning to build a 14-story hotel on the corner where the Green Tortoise building now stands. To the east, that old seven-story parking garage won't be there forever. (Its restaurant, Ludi's, was formerly The Turf, an icon of older, seedier times.)

Pat Foley of Lake Union Partners says the 1906 Eitel Building — purchased in 2015 for $5.3 million — wasn’t in bad shape. Exxel Pacific did a gut renovation for the 91-room hotel.


Columbia Hospitality operates and manages the hotel, which was designed by Weinstein AU.

Have you guys in Seattle had any updates on your new NHL stadium? I just came across some renderings at work here out of state (work for a national company). Apologies if you've seen them before:

Those are actually renderings for the NHL's office buildings and practice facilities that are part of a redevelopment of Northgate Mall.

Key Arena closer to downtown in Lower Queen Anne is being renovated to be the new stadium.

Yes, but "renovated" means building it all-new except for the roof structure.

That skyline rendering appears to be way off. As a 600'-tall building that starts pretty high in elevation, it should appear taller. Also its proportions are off vs. the digital renderings.

Here's a random stat: With the apparent start of 2019 Boren (44-story residential with some college arts space at the bottom), we're up to....

30 new highrises started in greater Downtown in this decade of at least 420' or so in height.

^^ Some of the renderings seem to use the popular lens-correction thing that's supposed to fix curvature distortion and straighten lines.

Almost...slightly shorter, slightly farther, slighly lower in base elevation...mostly it looks thicker than it should.

Daniels tops off The Emerald

Daniels Create World Seattle, a joint venture of Daniels Real Estate and Create World Real Estate, this week topped off The Emerald condo tower east of Pike Place Market.

Andersen Construction is building the 40-story tower with faceted-glass exterior at the southwest corner of Second Avenue and Stewart Street. When finished in May 2020, it will have 265 studio, one-, two- and three- bedroom residences and penthouses. Units will range from 569 to 1,189 square feet, with prices ranging from $539,000 to nearly $1.5 million.

Residents will be able to use a full-floor rooftop amenity space with an indoor and outdoor lounge. There also will be outdoor fire pits, a media room with catering kitchen, fitness center, and an outdoor pet run and spa.

Two unique amenities will be Latch keyless entry and on-demand access to Tesla electric cars.

One of the greenest, most futuristic and solar-panel-studded projects ever in Seattle is planned at 303 Battery St. in Belltown.

SLI calls its modular scheme a “kit of parts” system, which employs pre-assembled wall and floor panels. Its pilot project was 47+7 in the University District. A third possible SLI project is planned at 1800 Terry Ave. in the Denny Triangle. If built, it could have 38 stories and 424 apartments.

What's most interesting in the updated plan is the number of solar panels. Since 303 Battery is using city's Living Building Pilot Program, to gain more size for green features, it will generate 48% of its energy from those photovoltaic panels. (The rest will come from offsite renewables, as part of the net-zero target.)

That means the roof will have an array with around 5,000 square feet above the roof deck. That amenity area, with about 1,470 square feet, could also be partly open to the sky.

The west-facing balconies will have semi-translucent panels. And the south-facing facade, above the seven-story Moda building, will have still more panels (though opaque, like those on the roof).






The tower would have a 5,000-square-foot solar array above the roof deck.





Plans include 112 residential units, 1,900 square feet of commercial space and multiple bike rooms.

Part of the work includes closing the Battery Street Tunnel. Not sure what they plan to do with it afterwards. This is what used to be the north entrance on SR99.
