27-Story Tower Could Bring 450 Units to Newark Avenue in Journal Square

The Namdar Group from Great Neck, Long Island is seeking to build a 27-story mixed-use building at 630-632 Newark Avenue, between the Five Corners and Cook Street. A resolution from the Jersey City Redevelopment Agency (JCRA) shows that the Board of Commissioners voted during its meeting on Feb. 20 to designate Namdar as the property’s redeveloper. The resolution states that the company’s proposal includes plans for around 450 residential units and ground floor retail space, adding that “the newly constructed project will be designed to complement the surrounding neighborhood.”

The property sits near the Hudson County Administration Building in the Journal Square 2060 Redevelopment Plan Area. It currently is occupied by a three-story building and a private parking lot. The existing structure contains Michael Anthony’s Unisex Hair Styling, Labor Ready, and Big Lou’s Bail Bonds, along with apartments on the upper floors. It is not immediately clear whether the new building would only occupy the undeveloped portion of the site or if the existing building would need to be demolished and if current occupants would be displaced. However, if given the necessary approvals, the new building’s retail space would face the proposed extension of Central Avenue, according to JCRA records.

It's now over 650 units but at the same height. I don't know how they're gonna squeeze everything in.

650 units is more than what's in Journal Squared I. Big big changes happening to the area.

Got the goods

27 floors, 293 ft
682 (!!) units (389,346 sqft)
5,251 sqft of retail
31,783 sqft of commercial

A FAR density of 24.51 (lot is 17,347 sqft)
Isn't the max for NYC for commercial development 12?

The density being proposed here is unreal. Where else in the world would this be allowed as-of-right?

These are the type of gains that will make an impact. A solid number for the area. Looks like several 1000's units in the works or rising in Journal Square. The 6th borough is doing fantastic, in which, I bet much of these residents work in NYC. Good to see Jersey aiding the overall growth of NY core proper. Now we just need Newark to get on the wagon in terms of volume.

And that's just one of several 20+ mid risers coming to the area. Incredible density...just really hope one thing that isn't going to shoot out is parking. Transit rich area equals hold down the parking slots. We don't need more congestion on those already busy roads... we have buses and trains already. Maybe the Journal square area is also going to need trolley/light rail service... with all the development potential over the next decade it will need good transit infrastructure... upgrades here are a must. Thanks C for always being on the ball with Jersey City development news!

That's a main concern of mine is the parking allocation. Less parking slots, the better.

Take the development in Newark NJ for example:

NEWARK, NJ | Riverfront Square (stadium redevelopment) | FT | FLOORS (1000+ units)


Over 3100 parking units. Even with the office/hotel functionality, its way to high given that the light-rail is literally right next to it.

The density in Journal Square is nice, but hopefully it won't lead to too many cars on the road. High pedestrian walking count > more cars in an ideal scenario.

With that said, transit is going to make life very hard if its not expanded (frequency and capacity). Not just NYC, but in NJ as well. Its the looming time-bomb that will pop one day from all of this volume.

Crazy that they're squeezing that many units on that tiny site. I see anywhere from 532 to 682 in the planning documents. Even on the low end it's still massive amounts of density.

That would be great. A lot of units to fit in via the current floor count, unless its been revised.
