maybe a location for a department store A nordstroms or something

If the Disney hole ever gets redone with a mixed use component and another department store would really make market different with all going in

Chestnut then connecting to Walnut would be more boutiquish

Anyway this would be a great infill and hopefully push more commercial down Market this side of broad

God, I take one Crim Pro exam and this happens... I like it, but hopefully there is no correlation. I can't do that every day, even for something like this.

After decades of the nightmare of Sam Rappaport.....this is what we get?
feh...yeah, better than a parking lot, yet shows no imagination or innovation.

Great for Conshohocken, just so-so for Philadelphia.
Don't expect too much design change, if given the portfolio:

Funny how this morning someone posted on the CTC board about why no one builds east of City Hall, then few hours later ...we have plans for a 500 footer east of City Hall. A Christmas Miracle !!!!!!!!!

1. This is a preliminary design, and it's actually a pretty good design even though it's playing it safe.

2. Conshohocken is a completely different market than Center City Philadelphia. Tenants in Center City are willing to pay way more per square foot, hence better designed towers.

3. 1600 Market (PNC Bank Building) was built in 1983. I also happen to like this building and it's black glass. 1234 was built in 1973 for a transit agency (who is not going to pay top dollar for rent), hence a lesser design. Plus, these buildings were built in the 70s and early 80s. Please find me a well designed building from this period in time... I'll wait.

I think we have reason to be optimistic about getting a better design here than their Conshohocken and 70s and 80s projects.... ESPECIALLY if they get a big name tenant willing to pay the money.

Whether or not this particular tower actually happens prying this property away from the Rappaport estate is huge.

Agreed. I really do love the classic architecture around there (City Hall, Wanamaker Building, etc.) but in this case the blending of styles works pretty well. Plus, it doesn't really overshadow City Hall. As much as I like skyscrapers, City Hall deserves some degree of prominence, given both its beauty and historical prominence.

Anyway, I was actually thinking that that would be a good site for a building the other day. Overall very good building.

Praise the Lord.

The potential for that parcel has always made me think about what would end up there one day. It's CMX-5 but it's half a block from the City Hall tower and I've wondered before if one of the blue-hairs would make a fuss about it.

Nothing like a spec office tower proposal to get us going though so let's keep our fingers crossed.
