Extell in contract on key piece of $100M Upper West Side assemblage

His firm Extell Development is assembling an Upper West Side development site with over 200,000 buildable square feet at the southwest corner of West 96th Street and Broadway, sources told The Real Deal.

The firm is in contract to acquire a two-story corner building anchored by a Gristedes supermarket at 262 West 96th Street for well over $600 per buildable square foot and is in the process of gathering air rights from nearby buildings, sources said. Once the assemblage is complete, the purchase price will total just north of $100 million, or about $500 per buildable square foot, sources said.

The purchase of 262 West 96th Street – also known as 2551-2555 Broadway – is slated to close in October, when the site will be ready for demolition. That building alone offers 126,000 buildable square feet, property records show.

The remaining air rights Extell is still negotiating to buy are from the nearby co-op buildings along West 95th Street, sources said.

An Eastern Consolidated team led by Peter Hauspurg and Brian Ezratty was marketing the site, likely for a condominium project.

Extell proposes UWS mixed-use tower after completing assemblage
The Gary Barnett-led firm filed plans for the 22-story development at 2551 Broadway

Extell completed its assemblage of the site in 2017, when it closed on the $80 million acquisition of 262 West 96th Street. The property previously housed a Gristedes supermarket and came with 151,000 buildable square feet with inclusionary air rights.

In addition, Extell had to acquire air rights along West 96th Street, including one parcel it was negotiating at $300 a square foot, according to a previous report.

The Upper West Side project is among several Extell assemblages across the city. The development firm is working on a deal to put together a Columbus Circle site, and went into contract for $90 million at 1855 Broadway late last year.

Do we have a page for 1855 Broadway too? Anything high end residential there (and that ship has sailed and is sinking) would have to be seriously tall to have any Central Park views.

This big boy only has 130 units and the rest is commercial? That seems hard to imagine.

New Renderings Revealed For 96+Broadway, At 250 West 96th Street On Manhattan’s Upper West Side

The main rendering of 96+Broadway is oriented looking west at golden hour with the sun warmly illuminating the light-colored precast panels, floor-to-ceiling industrial-style windows, and dark metal railings. The setbacks around the upper half of the structure are populated with landscaping and shrubbery for a select number of homes. At the very top is a larger outdoor space serving as the rooftop deck with a glass railing that goes around the roof parapet. The mechanical bulkhead sits within the middle but is set back from the edge of the building so as to not be visible from street level. The ground-floor retail space is lined with large rectangular windows between each perimeter column, and it appears that the main entrance for residents is tucked along the northern corner of the first floor.

The second rendering below offers a glimpse at the expansive residential lobby, which features a sculpted front desk, a sitting area, soaring ceiling heights, and walls decorated with artwork. Adjacent to the lobby is an outdoor courtyard with additional seating and climbing vines that create a tranquil pocketed green space.

96+Broadway Nears Completion At 2551 Broadway, On Manhattan’s Upper West Side

Leeding Builders Group is the general contractor for the property, which is located at the corner of Broadway and West 96th Street, directly adjacent to the 96th Street subway station servicing the 1, 2, and 3 trains.

Since our last update in late May, the black netting and scaffolding that covered the upper floors above the setbacks has been removed, revealing the completed façade. Only a small section of the southern elevation is wrapping up, where workers are painting the blank concrete wall white. A grid of narrow windows lines this side of the building, contrasting with the dense network of industrial-style windows with black mullions that makes up the rest of the fenestration.

2551-2555 Broadway is scheduled for completion this fall.
