Shannon Park

Personally I dream of a major sporting complex here one day with not only a stadium but possibly a 4 pad arena and boardwalk area along with other development. I wanted to open another thread that is not stadium specific. What do you envision for the development of Shannon Park?

In October the Licensed Professional Planners Association of Nova Scotia (LPPANS) hosted a tour of Shannon Park behind the fence. I just got around to dealing with my photos from that day. If you want to check them out I've put them up on Flikr.

No land sale until 2018 at the earliest.
Mr Butts attended and we exchanged pleasantries. He's looking for a home and I told him to come to Dartmouth - " It's better over here " I said.
I'll be pushing up daisies before anything significant happens at Shannon Park.

The preferred concept plan for the redevelopment of the Shannon Park land in Dartmouth includes 17 acres of green or public space. The proposed plan was finally unveiled at a public meeting Wednesday night where it received largely positive reviews.

It includes a new field for passive recreation next to the existing elementary school, a greenway for pedestrians and cyclists that cuts across the 34 hectare site and three spots where the property's history will be commemorated — one in each of the three coves.

...Why? Dartmouth Crossing really isn't that far to travel to, and has decent highway connections.

Was watching a video on the history of baseball stadiums on the weekend, and noted how cool AT&T Park in San Francisco is, and how Shannon Park could have been an opportunity for a similar style project. In the video they mentioned how they were able to reduce traffic by including a ferry service as a transit option, which would have been possible for SP.

That said, I think the Shannon Park ship has sailed, and as mentioned previously DC really isn't as far away as everybody tends to think. Plus it is in a good location to link-up with highways in order to move the crowds efficiently.

For people with cars or out of town maybe. I know it's anecdotal but my time in Edmonton I went to a number of Eskimo's (and Oilers) games and I'd guess a healthy 30%+ take the LRT or BRT lines to the games due to the good transit links and decent location within the city. If Commonwealth stadium was out in Sherwood Park or St. Albert most people other than the hard cores wouldn't bother going (myself included). People want to drink when they watch football and hockey and nobody wants to drink and drive. If you're counting on 25,000+ attending a CFL game in Halifax you'll need a good 6,000-8,000 people who can commute by rapid transit within 20 minutes to the game or the attendances will always hurt and not make it viable for a team owner.

Edit: I should add Canadian Tire Centre in Ottawa as a perfect example for what NOT to do when it comes to stadiums. If the RedBlacks had to play their games out in Kanata that team would fold after 3 home games.

For the record, I'm a pedestrian. I don't have a car. And while transit links currently aren't the greatest, it's not a huge deal to improve them. Other cities will use their transit systems to run shuttles for sporting/special events, too.

Shannon Park had potential, if done right, but quite frankly I would fully expect any municipal/provincial effort to be half-assed at this point. And while you can get by on half-assed in a business park with lots of land to spare, having it on the waterfront where you plan on building a new community... I don't want to see that opportunity wasted. So better to do the community right than work around the lowest common denominator stadium and a sea of parking.

Dartmouth Crossing is 13 minutes (by car or rapid transit, if it existed for that route) from Scotia Square.

Keep in mind too that a big part of a potential CFL team in Halifax includes being a 'regional' team rather than just a team only people in HRM will care about or pay attention too. If that is the case, then you think potential owners would hope that maybe 15-20% of fans could come in from the Valley, Truro, Moncton etc. Thats about 3-7,000 fans every game coming into town. If that is what is going to happen, then a stadium in Dartmouth Crossing seems to make a lot more sense then one in the South end, or anywhere on the peninsula or urban core for that matter. If a stadium was built near Gorsebrook Park for example (which i know has been brought up on this forum before) then that could add up to an hour each way in extra distance and traffic times for someone from Moncton. Which would make things less appealing to people from outside the city coming to a game.
