Vornado Realty Trust
Q4 2019 Earnings Call

Feb 19, 2020

Quote:
Our non-comparable items in the fourth quarter included the $173.7 million after-tax net gain on unit closings at 220 Central Park South. To date, we have closed on 65 units for a net proceeds of $1.82 billion, including 17 units for $565.9 million in the fourth quarter.

We are now 91% sold in the face of a very soft luxury condo market
, a testament to the building being the best ever built in New York City. And our sales continued strong.

Since the beginning of 2019, we have executed contracts for $400 million. We expect to receive over $1 billion from closings in 2020, and as we've said previously, all the net proceeds will be redeveloped into the Penn District redevelopments under way, turning this capital into highly accretive earnings and driving strong future growth.

Vornado inks another $52M closing at 220 Central Park South
Last month the floor below at the ultra-luxury skycraper sold for about $51M

April 06, 2020
By Mary Diduch

Quote:
The global pandemic that continues to slam markets hasn’t stopped closings at Vornado Realty Trust’s ultra-luxury 220 Central Park South.

Another eye-popping sale has closed at the Billionaire’s Row tower, this time for almost $52.3 million, a property record filed last week shows. The offering price on the full-floor unit was $57 million, per a 2019 amended condominium offering plan.
Quote:
The four-bedroom unit encompasses the 62nd floor of the building. The deal for the 5,935-square-foot pad closed March 31, some 11 days after Gov. Andrew Cuomo ordered non-essential workers to stay home as the coronavirus escalated around New York.

The deal pencils out to roughly $8,800 per square foot. An anonymous buyer also recently closed on the floor below, another full-floor unit, for $51.4 million.
Quote:
Vornado announced in a February earnings call that the developer had sold 91 percent of the building’s units to date — despite “a very soft luxury market.”

RAMSA’s 220 Central Park South Nears Full Completion, In Midtown

Quote:
It appears that Robert A. M. Stern Architects‘ 220 Central Park South is finally reaching full completion. The 950-foot-tall, 67-story residential skyscraper tower stands between Seventh Avenue and Columbus Circle and features 593,000 square feet of some of the most expensive living space in New York City. Vornado Realty Trust is the developer of the $1.4-billion-dollar project and expects a $3.4 billion sellout. SLCE Architects is the executive architect, while Thierry W. Despont is the interior designer.

Recent photos from Tectonic show “The Villas,” the 18-story annex of 220 Central Park South, externally finished. Like many of the architect’s other projects in the city, the limestone-clad structure features a genteel design and a setback-laden massing reminiscent of the pre-war buildings along Central Park South that have stood for nearly a century. The symmetrical balconies incorporate black railings in front of floor-to-ceiling windows, adding additional charm to the classical fenestration. Work should be wrapping up on the motor courtyard and other minor portions of the ground-floor façade on the southern elevation.

If someone on SSP wants a unit: https://www.corcoran.com/nyc-real-es...h-31-a/5948265

If you let me chill in the unit for like a week, I'll personally clean the unit with a fine toothbrush. Literally a toothbrush.

Now that's a floorplan. All the good exposures used to maximum effect. All the functional spaces taking up interior spaces. Strict separation between public and private areas.

So why is it still on this forum?

Chris08876: I'll move it to complete. I just became a mod last night so a lot of work to do with updating a lot of these projects.
