Will look great from the street. Unnoticeable.
Completely contextual and solid looking masonry façade and storefronts.
From a skyline, very clunky and stubby considering it's new neighbors.
and not sure what that grey material will be.
JUST FILL THIS WHOLE IN!

Yup, and with the W almost completed, there aren't any lux hotels in the works. Possibly one at 3rd & Walnut, but that is a ways off.

It says masonry, which would be great, but I still worry this will end up hurting my eyes like 1900 Arch, which is a heap of blue metal panels.

Finally Some Movement at Former PHA HQ in Rittenhouse

With the imminent CDR presentation though, it seems that the property could get redeveloped soon. JKRP Architects is now leading the design, with 156 units across 14 floors. The building boasts a modern street presence, with 4200 sqft of retail space fronting Chestnut Street. Glass and cast stone make up the ground level, with red brick giving way to black metal paneling towards the top of the structure, which sports multiple set-backs to break up the rectangular shape. Like the previous proposal and as one might expect given that PHA will remain involved in the property, a number of the units will be offered at affordable rental rates.

I was just thinking about this project the other day. Great to see movement!
I wish the entire Chestnut façade were brick though.

Not reusing at least the facade of the 1927 J.B. Sheppard & Sons dry goods building is a missed opportunity though.

The Freemans Condo project could take note from this on how to handle party walls. It's nothing earth shattering, but it sure is better than a big blank wall.

Is the roof wierdly angled? Or is it just that they couldn't be bothered to have the rendering match the perspective of the background picture. Either way, glad to see some movement on this one. It's been a long time coming.

JKRP's work is so frustratingly cheap. I guess they were able to bid higher because of lower construction costs or something. This project looks like the West Philly JKRP specials scaled up. It's not the worst thing I've ever seen, but it's the worst I can think of that's a high rise.

I know other people like this project, but I can't imagine this will look as good as the primitive rendering.

Unpopular opinion here - I kinda like it.

Much better color palate than The Hamilton. Have to walk past it every day - can’t stand the random yellow. Looks like a high end self storage center :/

The more I look at the renderings the less I like them. Plus they are lazy, like first year architecture student lazy.

Great to see a large stretch of blight make way for development, but this is hardly an attractive building. If this same project were going up in a further out neighborhood, I wouldn't care, but this is the best we can do 2 blocks from the best city square in the country? If Piazza terminal can produce stunning buildings, then it should be possible on this site. Maybe just a poor choice in architects?

(Don't get me wrong, I am excited for the project, but disappointed in a missed opportunity for a stunning new midrise.)
