Is their new office gonna be big enough?

YES! I've heard about this project for a month now and was wondering when more info would be released. Love the design and will serve plenty of functions

Bella Noir is a mixed-use project located in the 47th Street & Cottage Grove Invest Southwest Corridor. The project intends to redevelop a vacant block between South St. Lawrence Avenue and South Champlain Avenue on 47th Street. It will be located less than ½ mile from the 47th Green Line Station and less than ¼ mile from South Cottage Grove Avenue and is the first project on the South Side to directly benefit from the July passage of the eTOD Connected Communities Ordinance. The building will contain ground floor food & beverage, a fitness center, medical offices, the Lyric Foundation headquarters, 26 residential units for veterans and 40 parking spaces. The project will also provide a unique opportunity for farm-to-table dining and education in concert with a farm outside the city and grant from the U.S. Department of Agriculture.

1) New 5 story, 48 unit building with 22 parking spaces was issued another permit at 3821 N Ashland Ave, taking the place of the former 1 story Zia's Lago Vista restaurant and small side surface lot. Expect another bland brick box, but - nice density on this one. I think the first permit was back in April.

2) A new 3 story 30 unit building was issued a new construction permit yesterday for the vacant lot at 624 E Pershing. Total of 16 parking spots which, for the location, is not a bad ratio. This is part of Oakwood Shores.

Yeah I was initially confused why it counts as TOD, apparently the housing component is only one part of the building's uses. Factoring in ground floor retail, the fitness center, medical offices, a new HQ for a non-profit, and an agricultural component, this development would have likely required more than 40 parking spaces.

Amazing updates as always Solar.

The overnight changes on Chicago Ave have been a pleasure to watch. Basically from State (OCS) to Halsted (with eventual casino) and everything in between.

I don't hate this. Perhaps too much parking for an eTOD, but it has a sizable retail/office component too:

Too much parking, but if the parking is garaged/underground and hidden, im fine with it...

design looks great! Bronzeville badly needs a "main drag" akin to Hyde Park's 53rd st.

Covering the full blockfront, this will have a significant impact on this forlorn stretch of E 47th.

Anyone know what ever happened with the Blues Museum being planned for downtown during the Rahm years? This would be a great area for something like that.

I always thought the Forum would be a great place for it. https://www.npr.org/local/309/2019/0...in-bronzeville

It’s a bit perplexing why The Forum has not received any city or state money for its renovation. It has the potential of being the most iconic building of Bronzeville’s arts legacy and completely enlivening 43rd St. Urban Juncture has a proven track record of doing really impactful stuff like with Boxville so would be money well spent. Seems like a citywide campaign to get Pat Dowell and Lightfoot on board is needed

According to this, they did get a $250k grant from the state.
