Amen! University House/The Hub still drives me nuts. The economy was early in recovery when it got built - so hopefully the stucco gets replaced eventually. Stucco'ing anything over 6 stories should be a crime

Also, the underpass at McClintock for the river path is complete. Looks and rides great.

At this rate the family should bring completion in before December 2027.

Regarding The Pier are both towers being built or is this phased? When did construction start?

Lastly should it have its own thread?

I believe its just 'phase 1' - but not sure if that means two towers total or three. It seems like they built the basement for the whole project - but I suppose they could just put one tower up on top of that for now (i.e. Colliers downtown PHX).

The original approved design review (https://www.tempe.gov/Home/ShowDocument?id=44468) stated that it would be phased, with the first phase being the underground parking, podium level and eastern tower, and the second phase being the western tower.

First rendering I've seen of 'Blue at Eastline Village,' the next phase of the Eastline Village development along Apache.

I believe this is on the north side of the street, and therefore is not the car-free portion of Eastline Village that has been pumped up in the media.



Also, the Tempe development map has an elevation of the Smith & Rio apartments discussed a page or two back in this thread that will be along Rio Salado, across from Tempe Marketplace.

I don't have any pics but all of the industrial buildings by the 101 off ramp on Rio Solado have now been completely demolished and cleared, I almost didn't recognize the area when I drove by.

Also overhead cables for the streetcar have been added along Rio Solado and they were up to the Whole Foods on Ash the last week when I drove by.

I’m not sure which building housed the animal shelter but that entire north side of Rio Solado next to the newly built offices is completely dirt.

I forgot to mention that Tempe Marketplace seems to be expanding next to the parcel that houses the Cox store down by the restaurants. They’re also getting rid of the stage in favor of a fire place, communal gathering area it seems. Still have yet to see any work on the Sam’s Club.

Mirabella exterior appears to be complete. Hardscape and landscaping is underway. They are putting in this round-about drive way, I wonder if a fountain or sculpture will be in the middle.

I hope we get this same view for the Omni hotel construction!

This is great! What is the timeline for The Omni? I know they are currently using the lot for staging but as soon as Mirebella wraps up and clear out, are they breaking ground right after?

Omni shows as in review for a building permit on the Tempe Development map, so I'm hopeful it will be a quick start once Mirabella is complete, but I have not seen anything concrete.

Not sure if this has been mentioned yet, but I went by the Grand yesterday and the water feature is fully completed and water is flowing in it. It's still fenced off, but it looks pretty nice. Here's a couple vids I took through the fence (hopefully you guys can access them).

Spoke with the assistant secretary for the Grand and he said that the blue glass building is fully leased by door dash and the land for the apartment complex (broadstone at the grand) is in a 100 year Land lease for 1.2 million a year. Crazy!

Google Earth has been updated with Maribella, Union, OLIV, Watermark, Foundry and NOVUS looking good!!!

However Maribella, OLIV & NOVUS were inputted with cranes

Phoenix has not been updated
