Although Texas has this extreme fascination with parallel frontage feeder roads that make bloated interstates twice as wide as necessary. Most other states don't build highways this way.


The old 35 proposal would have allowed for capping from Driskill St (Just east of Cesar) to 8th St with crossings at Cesar, 4th, 6th, 7th and 8th and another cap between 11th and 12th. There would have been between 3-5 frontage lanes on each side. Who knows what they are thinking about doing with 35 now that they kicked the can down the road. There was also a proposal to rebuild a completely elevated 35 through downtown but I don't think that was going to get picked.

Sorry, but there's no chance in hell, none, nill, that will ever happen. I'm not talking about the cut / cap option, I'm talking about the light, free flowing traffic on I35 through downtown.

Damn, I meant to post that in the 90 Rainey thread. KVUE is still wrong.

EDIT: It's moved. On another note, the backup files for Monday's Design Commission meeting didn't get posted today. So that means tomorrow's the day. Last time we got Hanover renderings. This time Block 185 and The Travis are top candidates. But we could also get more of 44 East or even Symphony Square since that project seems to be moving quickly of late.

Is it still 50 floors? I counted 53 though my eyes occasionally jump so could be off. It looks tall, however they did not include 70 Rainey in the picture. I think that would make it easier to scale compared to Van Zandt and Shore.

That rendering looks crazy! When the 70 Rainey, 93 Quincy, 90 Rainey, and WeWorks towers are added it will fill out nicely.....

right now that looks like the freaking Devon towner in downtown OKC

I counted 53 as well, starting from the top of the trees - so probably a couple more stories than that even.

That's really awesome. Once the podium section is complete, it should rise relatively quick. It will look stunning driving from the south on I35. Its kind of quirky having our tallest towers spread so far apart. We could use a tall tower cluster.

So the question is -- is it a single tower after all, or is there somehow room for another on the property?

Is the podium where #2 was supposed to go?

The Villas site is pretty large. They'll still have open space everywhere in front of the Shore condos. So where you see that is where I'd guess tower #2 will go.

He said Genesis is interviewing general contractors, but has not signed a contract with one because there's no construction start date yet.

According to the last update to the site plan about a week ago, tower #2 has a "distinctive" top. In some cases towers close to Lady Bird Lake are required to have city defined "distinctive" tops, and that applies to these towers.
I don't know what requirements satisfy that "distinctive" definition. But the city comments on the site plan indicated that tower #2 was OK in that regard but tower #1 (the rendering) was apparently lacking.

Interesting. With that being said, will Genesis be forced to alter the crown on Tower 1? I'm guessing "yes" based on your statement regarding the city's comments on the site plan.

I'd love to see what Tower 2 looks like...
