Project in Brief: This is an extensive redevelopment of a 150-acre section of land along Buffalo Bayou, just east of Downtown Houston in the rapidly developing and densifying EaDo area. Houston-based Midway Companies is the developer.

The first phase is between 20-30 acres and should be complete later this year and includes residential, office & retail. The Houston Maritime Museum will also be located here as well. A 9-hole golf course tied to the development called East River 9 has already opened on the southeastern edge of the development.

What happens here will also tie into the planned $310M in improvements that the Buffalo Bayou Partnership is spearheading over the course of the next decade through their Buffalo Bayou East plan - enhancing and building trails, bridges and developing parks in the area, as well as integrating the parks and trail system with the area's neighborhoods - from Downtown to the Port of Houston.

Houston-based Midway broke ground on its long-awaited East River development Aug. 26.

The 150-acre mixed-use project in the historic Fifth Ward, adjacent to the East End District, will be completed in multiple phases over many years.

The first phase, which will span about 26 acres at the intersection of Jensen Drive and Clinton Drive, is slated to be complete in 2023. It will include approximately 250,000 square feet of office space, 110,000 square feet of retail space and more than 13,000 square feet of plaza greenspace.

“Our team toured nearly two dozen leading-edge projects in five states across the country to examine best practices in repurposing industrial and commercial waterfront developments,” said Jamie Bryant, Midway’s president and COO. “We continue to distill the best ideas, adapt and apply them. East River Phase One will set the tone for a world-class, community-oriented destination by focusing on connecting Houston’s urban fabric to central green spaces, active transportation, upgraded infrastructure and an impressive mile of waterfront along Buffalo Bayou that was inaccessible to Houstonians for decades.”

Along with the groundbreaking, Midway also announced three new tenants for the first phase on Aug. 26.

Houston-based commercial architecture firm Method Architecture will occupy 9,000 square feet in East River 1 (Building C). The firm currently has offices in Houston, Dallas, Austin and San Antonio.

Teal, which provides a cloud-based system for delivering hot water to buildings without water heaters, has leased 12,000 square feet in the same building for its new corporate headquarters. The company currently has offices in Missouri City, Austin, Dallas, Atlanta and Denver.

Finally, the owners of The Astorian event venue near Sawyer Yards will open a new 20,000-square-foot private event space and rooftop bar in Trail Head 1 (Building F). The yet-to-be-named event space will include a ballroom, bride and groom suites, and an outdoor wraparound deck with panoramic views of downtown Houston and Buffalo Bayou. The Buffalo Bayou location and natural surroundings will influence the design of the venue, which also will feature smart technology, configurable spaces and a partially covered patio to accommodate a variety of events. The rooftop bar will be open to the public as well as available for private parties.

Previously announced plans for East River include an apartment community as well as a golf course anchored by a restaurant and patio bar. The five-story multifamily component, called The Laura, offer 360 apartment units. Teal will provide hot water for The Laura, which is part of East River Phase One.

Houston-based Midway has landed yet another company's headquarters as a tenant for its sprawling East River mixed-use development near downtown.

Houston-based Suderman & Young Towing Co. has leased 6,000 square feet of office space in East River’s Trail Head 1, which is also referred to as Building F. The building is situated next to a bayou-side greenspace, Midway said March 21.

“We are thrilled that Suderman & Young has chosen to office at East River, and we look forward to welcoming their employees to experience the dynamic and amenity-rich work environment we have curated,” said Anna Deans, vice president of investment and development for Midway. “We are right on target for debuting this transformational project in the fall as we close out building construction and move into the next stage of tenant build-outs.”

Suderman & Young Towing was founded in Galveston more than 100 years ago to provide towing and ship-assist services to a variety of vessels in Texas Gulf ports. The company provides such tug services as ship docking, undocking and harbor assistance; vessel escort; rig and special projects; and vessel assistance for liquefied natural gas terminals.

Suderman & Young’s new offices in East River will replace the company’s existing headquarters at 2777 Allen Parkway.

Houston-based RE: site Studio will be creating a permanent, signature element for a hub location between two greenspaces within the 150-acre project’s commercial, retail and dining spaces, and related connecting trails adjacent to Buffalo Bayou.

As designed, the stretched-out rhombus of a sculpture celebrates the East End’s multicultural diversity — as well as its history and landscape, press materials indicate.

A BLEND OF ‘NATURAL AND INDUSTRIAL’
More specifically, the recently commissioned piece will feature a tidy assemblage of custom, vertically bundled steel pipes that have been cut “artistically” on the diagonal to reveal colorfully painted interiors. Their patch-worked palate draws inspiration from African American and Louisiana Creole quilts and textiles and from Mexican palm baskets and deshilado embroidery (a form of drawn threadwork).

Houston-based Method Architecture, which is known for designing some of the city’s popular breweries among other high-profile projects, has officially opened its new headquarters in Houston-based Midway’s East River development.

Method Architecture was the first tenant to lease space in East River 1 (Building C), which is part of the first wave of East River construction. The company leased 8,574 square feet in the building.

The firm previously occupied offices in the East Village mixed-use development at 2118 Lamar St., where its headquarters had been located since 2016.

Method Architecture also has offices in Austin, Dallas and San Antonio.

The new space features a variety of formal and informal collaboration spaces, including a project simulation lab. Method Architecture said the lab will feature virtual reality technology, a product sample library and tunable white lighting to give clients a realistic view of their projects and material selections in real time.

Port Houston plans to move its headquarters to a new 95,000-square-foot space that will be built in Houston-based Midway’s East River mixed-use development.

Port Houston purchased two tracts of land within East River’s first phase for a built-to-suit office building and adjacent parking garage, which will be connected via a skybridge, Midway said.

Located along Buffalo Bayou, both buildings will be occupied solely by Port Houston. Midway will oversee all aspects of the project’s predevelopment, development and construction. The new headquarters is expected to break ground in spring 2024, with an anticipated completion date of summer 2025.

“Port Houston has been a driving force in Houston’s success since its creation, and its value as an economic catalyst and community partner are as critical as ever,” said Larry Sloan, executive vice president of investments and development for Midway. “We are proud to partner on the development of their new headquarters at East River and look forward to delivering an innovative new office environment that is uniquely suited to the Port’s current needs, while attracting and retaining a new generation of talent in the years to come.”

Port Houston has overseen the city’s ship channel for more than a century as it grew into the No. 1 port system in the country in terms of foreign waterborne tonnage. Port Houston owns, manages and operates eight public terminals along the 52-mile waterway.

Houston Ship Channel-related businesses generated more than $439 billion in statewide economic value in 2022, up nearly 30% since 2018.

The port’s existing headquarters is at 111 E. Loop N., near where Buffalo Bayou crosses the 610 Loop.

The new headquarters in East River will help the organization promote prosperity in the region through awareness, employee investment, environmental stewardship and community engagement, the port said.

The new facility will include multiple office configurations with integrated technology, flexible space for large meetings and events, and immediate access to East River’s amenities.

Pre-leasing has begun for The Laura, the multifamily component in the first phase of Houston-based Midway's 150-acre East River mixed-use development.

The company will start delivering the 359 apartment units in December.

The Laura, which broke ground in 2021, is located at the entry point of East River and is a westward extension of the historic Fifth Ward and East End, or Second Ward, Midway said.

East River’s first phase, which will span about 26 acres at the intersection of Jensen and Clinton, will include approximately 300,000 square feet of office space, 110,000 square feet of retail space and more than 13,000 square feet of plaza green space. The company has already completed construction of three retail/office buildings as part of East River’s first phase.

“We are excited to kick off pre-leasing for The Laura, which is sure to be one of our most impressive residential communities to date,” Larry Sloan, executive vice president of investment and development for Midway, said in a news release. “With its authentic architecture, balance of amenities, access to East River’s retail, dining and entertainment offerings, and connection to the Buffalo Bayou trail system, The Laura will bridge rich culture and commerce within East River’s 150-acre mixed-use destination.”

Ranging from 431 square feet to 1,432 square feet, the building offers studios, one-bedroom and two-bedroom floor plans. Midway did not provide details about the monthly rents for each.

The Laura also will offer workforce housing designed for those whose salary is at or below 80% of the area median income.

The development takes its name from the steamboat the Allen brothers took to demonstrate Buffalo River’s navigability in 1837, a daring move that later helped to establish the Port of Houston.

When it opens in a few months, The Laura will have an industrial feel, taking inspiration from the steamboat’s steel cylinders, valves, paddlewheels and spokes as well as from other commercial businesses like railroads, warehouses and the port’s shipping containers.

The building’s interiors were designed by Houston-based Mayfield and Ragni Studio (MaRS).

The Laura’s amenity lounge, leasing and lobby areas will be outfitted with a blend of reclaimed and new materials, which Midway said will pay homage to the area’s history as well as where it stands today.

The design architect, Houston-based Munoz + Albin Architecture and Planning, and the architect of record, Houston-based EDI International, came up with an unconventional layout that aims to maximize views from each of the building’s units.

The two-story lobby will continue the warehouse aesthetic, featuring five shipping containers arranged to create workspaces and a coffee bar.
