One Bala Plaza is being completely reclad. I think I posted about this awhile ago. There is also new construction office slightly further up St. Asaphs as well as residential, that will have an entrance on Asaph’s I think, and a new apartment complex with en entrance on Righter’s Ferry that is completing. Also a bunch of new residential right on Bala Avenue.

Thanks. The area back there definitely needs liven up and brought back into modern times. All the old buildings and suburban feel makes it feel like a time capsule...LOL.

Yea. That development is a real shame. That location is a prime intersection, and could support something both more attractive and likely taller.

That Broad and Spring Garden project looks like a real turd, but I am going to defend it:

-Almost 500 apartment units! This is basically a dorm-style apartment building. Compare this to all those luxury Center City developments we gush about on this forum that barely add any supply and don't do anything for affordability (I know they have their place, but still...).

-All parking is below grade (unlike Lincoln Square, which someone aptly compared it to)

-New grocery store space

-No curb cuts on Broad or Spring Garden

-Facade is lame, but I imagine they could do something to make it look look a little better (please?!?)

The density on the spring garden project is great, most of the parking is probably for the retail space.

Alterra is under contract to buy it from Parkway, according to an Inquirer report from late October:
Leo Addimando, Alterra’s managing partner, said his firm is under contract to buy the 1.5-acre development site at Spring Garden from Parkway Corp., which previously proposed offices, apartments, and shops at the property.
