what lots are you talking about? I was under the impression the Brandywine already owned everything that is on that block, except the fire station and the "park".

Glad to hear that there is movement on this, with the other lots being acquired and the parking permit thing mentioned in the Development Thread. I imagine Brandywine wanted the whole block to themselves for a smaller project on the other end of the block (outlined in the elevations). With those other properties acquired Brandywine will have a much easier time finding investors for this project because it is now almost guaranteed it will share a block with a complimentary development, which bodes well for investor return.

Brandywine proposal only goes from 21st to 22nd from Market to Ludlow, I believe. Ludlow to Chestnut is full of old Churches and Museums, etc. that aren't going anywhere. It's a sizable block. I seems some of the embedded parking lots may go away as a result of this activity.

Which one? The northern parking lot or the southern? The northern parking lot is owned by PECO. Apparently, that large, pathetic surface parking lot is for their employees. Out of all the surface lots in Market West, I want that one developed the most. This lot is also the lot likeliest to be able to handle a supertall. The southern lot is owned by Parkway. Both of these lots are pathetic considering that there is a trolley stop at 22nd and Market.

I have heard there is a soil issue on this lot, not sure if is true

Totally agree with the article. I have no fear about this property remaining a lot. Brandywine has a lot going on right now and once one or two of their projects finish up I would expect this to be built.

Agreed. I'd bet half of Brandywine's Philly resources are tied up in SY, so it'll take longer for them to develop their other CC properties.

That said, they are definitely making their properties look less Rappaport-y. Even the garage at 7th and Market has a new coat of paint on it.

I hope this tower does happen - and sooner rather than later. It always was an odd block and that continues now ... between the "Memorial" under construction (see below), and some bizarre back alley standing lounge/park Brandywine just put in (see below), and a surface parking lot, fire station, empty lot ... oh, and now a Dunkin Donuts is moving in somewhere on the block as well. I wish we could fast forward to the construction of a 500+footer.

very true. Plus the building plan that has been proposed in the past is one of the more interesting concepts to be floated in recent history.
