And I had my 3001 JFK aligned with the CDR PDF, the box structure above the red cladding at the top actually brings the towers height to 530 feet

Agreed, this is one of my top proposals in Philadelphia. The way the color red is used is fantastic, and it was very fun to model and experience what those arches look like, they'll be amazing in person

To understand the arches. I should note my model is not 100% accurate when it comes to the arches, but it's very close to what we'll get in reality

Now that it was determined that Dechert is eligible for the tax credits, I imagine is is likely a go.

Brandywine sells 30% stake in Commerce Square for $115M

Lots of good nuggets of info in this article...hopefully the money generated from the transaction and a$600 million joint venture with an undisclosed global institutional investor will lead to one or both of their buildings being built in the near future. There's an investor quarterly conference call tomorrow...so if someone is interested in tuning in for that and can fill us in, that would be splendid.

Good catch. On that page it says "3151 Market: Commenced design development of a 500,000 SF purpose built life science building with the intent to acquire the leasehold interest in the site in 1H2021."

Brandywine also had an earnings call yesterday where they said "We are also well into the design, development and marketing process for a 400,000 square foot life science building with the goal of being able to start that by Q2 '21, assuming market conditions permit."

As I mentioned in the last quarter and I'll mention again this quarter, the COVID-19 crisis has clearly had a big impact upon the timing of moving forward this project and getting the financing in place. We continue to work with our preferred equity partner, but the crisis clearly slowed the pace of procuring and finalize both at equity piece as well as the debt piece. We do remain optimistic that we'll get this across the finish line as soon as the situation returns to some level of normalcy.

The lack of a debt and equity structure is a flashing red light unfortunately. They can have all approvals and are ready to go, however, if there is no money to build, it isn't going to happen.

I believe this is how big 3151 Market is, pretty massive but very short. And if I were the developers I'd make 3025 JFK's cladding orange instead of brown, the shortest building is yellow and the tallest is red. Wouldn't that make sense?

Great job TK! Looks great! My only gripe is, I don't think 3151 Market takes up the entire block from Market to JFK... I really think it only goes up to about where the current existing building is.... I think there will be another tower sitting on JFK behind 3151 Market in the future.

It's very hard to tell from the one rendering showing the whole building. The rendering shows 3101 Market behind 3151 Market, but when modeling it 3151 looked very short to me. Plus the most recent Schuylkill Yards map shows the building going from Market to JFK. When we get more looks, I can change the model if needed

Yeah, probably something we already know. Maybe official groundbreaking for 3025 JFK - the residential tower?

Maybe even a confirmation of a signed lease by Dechert on 3001 JFK?
