not sure what is happening on Broad St - controlled demolition or trying to save facade? There is a portapotty there suggesting a longer term project. Looks like a room on the top right demolished. Notice the long wooden braces

The Landmark developers are having a town hall meeting this coming Thursday at 7pm to discuss the project. information is on their website.

Brunswick Square rumour?

I watched a video on YouTube by a couple who recently move to Saint John from Ontario. They make videos about their move here and give tours of the city - highlighting the uptown restaurants, pausing on the menus posted outside each establishment so that heir views can get a look. They are very much in love with our little city and are doing their best to promote it to anyone who watches their channel - nice!

Anyhow... they were walking through Brunswick Square this February and commented on the empty units. The guy mentioned that he was speaking with someone who told him that the city and Brunswick Square management were working towards a deal to bring in a grocery store chain. I know this was mentioned here before. I was just wondering if any one has heard any more about this? I wonder if this guy's source was independent or did it stem from the same source that was discussed here in the past?

Eh, Chinese telephone with newcomers is a little dubious. There's been unfulfilled plans for Brunswick Square since before I was born, and there's enough of us plugged in to City business that someone here would have posted already. What floor would you even put it on, the third?

There's been a few discussions on this in the past if you dig through the Saint John thread enough. Third floor was assumed given the vacancies and sq. footage available.

One of those rumours that gets pulled out every so often that doesn't seem to want to die.

Major upper floors renos planned at the Ritchie Building (O'Leary's) at 46 Princess- replacing all windows. Upper floors being converted to something. Parging staying because the brick underneath is awful, but they're considering painting.

Apparently was purchased from owners of O’Leary’s and will be high-end apartments, O’Leary’s will be a tenant. Sale date was yesterday $800k

300 Sydney St is on the docket for PAC. The design was peer reviewed by an architecture firm in city - interesting read and recommendations

Can’t wait for the noise complaints from people who move into the “high end” apartments who somehow didn’t realize that O’Leary’s was loud.

Yes definitely a consideration. Floors are probably pretty thick plus they could instal SONOpan panels, so maybe they can overcome it. All new windows being installed according to heritage committee packet (along with Saint John High School)

PAC's outside review had some good recommendations.

Agenda says improvements to the two lowest levels are mandatory and the structure should look to the Ordnance building for direction. Suggestions follow.

Increased engagement with Sydney Street:
- Relocating the main entrance lobby to the Sydney Street-facing façade.
- Improving the pedestrian experience along the Sydney Street corridor, through the provision of small commercial spaces
- Including increased landscaping and amenity space within the building’s front yard.

Design notes:
-Incorporating design elements from the adjacent Ordinance Building such as
datums, materials or colour pallets to reinforce a connection to the surrounding context.
- Strengthening of the building base and bringing this portion of the building closer to the street may further reduce the appearance of the overall height of the building and provide an improved connection to the Public realm.
- The use of material treatments and colours to break down the massing of the building is an effective strategy is more effective on the sides of the building which face the water.
Additional consideration should be given to improving this approach on the other
facades particularly the internal façade which is visible from the Armoury site.

And this is pennies, but still nice to see.

i. A contribution of $130,000 to the City towards improvements at Rainbow Park including:
1. An updated Master Plan for Rainbow Park;
2. Repairs of the existing basketball court;
3. Enhanced landscaping; and
4. Funding for the temporary operations of the outdoor ice
surface.

ii. A contribution of $10,000 to the City towards a bus shelter to be located along Broad Street in the vicinity of the development

iii. A contribution of $20,000 to the City towards the beautification of the Tin Can Beach area

Shockingly for a Saint John development, it actually looks completely fine. I’m mostly kidding but we have a lot of recent history of buildings looking disappointing once they get built but this one looks every bit as good as the proposal made it sound. Gives me a lot of optimism for the head of King Street since it’s the same developer.
