I drove by it yesterday and it didn't look like an active construction site, just a site that's had demo done to it. But maybe they're in the very early stages.

1025 Spring Street is certainly under construction. They're pouring the foundation.

Do you mean the student tower? I always assumed that the "phases" for that project would happen immediately rather a pause in development on the site.

Looks like they are painting the blank parking wall behind the Atmore at MU. I like the colors so far.

Unfortunately just heard the Midtown Medical on Ponce is dead due to pushback by some of the neighbors close by. For some reason they complained about the project being too dense. However, Lidl did purchase the land on their own and have plans to build a Lidl store on site. So medical office and apartments are removed from the plans.

These people are idiots. 1 story shopping malls are stupid for this part of town. I wonder why SFH neighborhoods have so much power here.

Apparently much of the pushback came from the small apartment building directly next to the site. Didn't want their "views" blocked or something.

Imagine that happening with every low/midrise apartment building that didn't want their views blocked...

Are you sure about this? I would think that the site was zoned to allow for the proposal since it was already in permitting. We can allow drive-thru restaurants up and down Ponce but not this?

Based on a new permit filed for the site, this seems to be accurate.

268 PONCE DE LEON
Quote:
This LDP will consist of the construction of one 34,000sf Lidl grocery store, two new entrances (one onto Argonne Ave. & one onto Penn Ave.), parking under building and a loading dock. These improvements will drain to a detention facility located under the parking in the center of the site.

This is disappointing and shortsighted. I wish neighbors would push back on the standalone grocery. That is not an appropriate use of the site.

Why would the same neighbors that opposed the height (e.g. intrusion into the transitional height plane) of the other NOT support one story?

Nobody buildings two or three story buildings in expensive corridors unless they're driven by something other than market forces (see new Chick-fil-a going up in Poncey Highland). When you factor in roof and system costs vs risk the typical options are: 1. story, 4 or 5 story stick (with or without podium), and 20+. The economics are pretty much identical on all three. You don't often see much more except in speciality markets/sites (see How'll Mill Road, where the land costs were still relatively low and the rents extremely high).

Just drove down Spring and noticed 1405 Spring Street has officially broken ground. Well, demo has begun, so I guess that counts.

667 Auburn Avenue construction crane went up today. Also in this neck of O4W, Waldo is going down! Great to see such a large pit to bury all of the parking. And there’s a new townhouse development that’s well underway at the corner of Irwin and Hogue.

Crane also went up at Portman’s office in O4W.
