W.M. Fares Group has released the detailed designs for the Stage II Development Agreement for Phase I of Rockingham South.

The Rockingham South property consists of approximately 25 hectares of land. The property is situated east of Dunbrack Street and northwest of Tremont Plateau Park in Halifax. The Phase 1 (Block 1) proposal includes 46 single unit dwellings, 98 townhouse unit dwellings, and 2 multiple-unit residential buildings. Development of the property includes the extension of Wentworth Drive and Knightsridge Drive as well as an internal street system." (Credit: HRM Planning)

Case 18834 Details
Overall Site Plan
Elevations

Couple of things to note;

- The central roundabout is being retained.
- The apartment buildings will be 6 fl / 22 m and be street oriented.
- The multiple unit parts of the development will use rear-alley design style which is rare in Halifax (think Calgary suburbs)

I lived on Tremont Dr as a kid opposite the school. We would go up to the CHNS transmitter site to pick blueberries, but never too far from the edge, as we were scared of bears. I wonder if there were really bears in the area.

I had to leave early but this project was being talked about tonight at HW&CC. Since no public hearing has to be held I believe Phase I is now approved.

Update today....A staff report was tabled with Halifax West Community Council on June 17, 2014. The proposed development agreement was approved. The decision of Council is appealable to the Nova Scotia Utility & Review Board.

I was in there picking blueberries just a couple of years ago! The place is full of them. No bears though.

We presently live just down the hill from the school and haven't seen any bears but lots of deer.

Was looking at the website last night.
The apartments look good. The town houses look good. Why do the single families have to look like every other single family built in the last 20 years. They are out of character with everything else they proposed.
It's not that they are especially bad, just looks like they spent all their time on the apartments and town houses then pulled these out of a file cabinet and said good enough. Done.

Wow, $200K+ for a lot...

I hope Fares does a better job of design and planning on this than they did with Mount Royale. People spent big bucks there early on for single family homes and then had a bunch of ugly rental units and townhouses built right next to them. I hear there are a number of disappointed home buyers in there now who are having an impossible time selling.

In my opinion the townhouses in Mount Royal look just as good as (or better than) the single family houses. The multi-units ended up pretty hit-or-miss but a couple of them look pretty nice. Rockhingham South looks totally different anyway, very New-Urbanist and reminds me of new neighbourhoods in Vancouver or Calgary. The site's topography is also probably less of an issue. This plus the Motherhouse development look way better than any suburban development that's happened in the region during my lifetime.

I recently moved just down the hill from this development and clearing and grubbing is well underway. Although I will miss not taking advantage of the radio transmitter lands, the homelot buyers will have a fantastic view.

The lands are now open for exploring! There is one set of townhouses under construction, tennis courts and some nice views of the basin.

Jeez, those look nice. It's a bit of a break to see something less copy/paste from one subdivision to another around here for once. It also kinda threw me off not to see that bottom floor as a garage like you usually see...

^The garages are around back. Quite a bit of this development will have alley access.

The townhouses turned out great! Construction has also started at 192 Knightsridge Drive the first of nine multi-unit sites.
