New Renderings for two UCity Square Projects at 38th & Market

While we had conceptual renderings in the past, we now have more details of what is to come. Thanks to a recent Philadelphia City Planning Commission meeting, we can now share that a two-phased project will rise, consisting of two mixed-use buildings totaling 910K sqft. These buildings will target office uses, with ground floor retail anchoring the streetscape. Additionally, at least 1,000 sqft of low or no-rent space will be included specifically for community non-profits.

We aren’t sure when construction will begin on this, as UCSC has asked to extend the completion date for these parcels from January 1, 2023 to January 1, 2026. Whomp whomp. But at least we know that what’s in store should be pretty transformative both in terms of real estate and science.

Apparently this project is to go in front of the CDR on 11/1. We shall see if the renderings are still the same.

This thread is old enough to be in second grade, so I am excited to see this project finally moving. This and 3400 seem like the last projects proposed in the era of Arthaus, the Laurel, etc...

This proposal has a similar semblance to other recent projected completed in University City. Not offensive but not original anymore. But, its uninteresting when it becomes a variation on the same design theme.

The renders look different now in the CDR submission from the previous two versions. And, I think what's in the submission looks 100% better all around. This one will stand out when it gets built. Can mods please update the renders from the CDR submission package. Thanks!

Jeez 5 floors of parking seems excessive especially when considering this area is served by LUCY, the el, the trolleys and countless other buses. Are they really expecting that much of the workforce to be coming from outside of the city?

From a purely functional standpoint, I tend to spend more money at grocery stores I can drive to. Lincoln Square and the Riverwalk has a lot of parking for their grocery stores too.

If they can have SOME ground floor, street facing activation and give a project added height, I'm fine with them. I don't think a ban should be in place, but definitely more regulation preventing a pure parking podium.
