Not that it matters that much, but I don't think this site is part of uCity Square. For some reason I think that name applies to the old UC high school and the new building planned for 37th and Market.

Has anyone ever heard what percentage of UCSC office/lab/other space is used by UPenn (schools and hospitals)? For some reason I would put my money on it being well over 50%. Everytime I'm in any of the bigger UCSC buildings nearly everything in them is Penn

That Delaware River resident proposal has a better chance of becoming a reality than this building.

University City sites get Keystone Opportunity Zone extensions

The parcels involve 3400 Market St. and 3800 Market St., which are part of the uCity Square mixed-use community that is being developed over the next decade between the University City Science Center and Wexford Science & Technology. The opportunity zones will now expire in December 2026.

Both 3400 Market and 3800 Market are in pre-development but are being marketed to tenants. The proposed building at 3400 Market will stand 16 stories and total 400,000 square feet of office and lab space while 3800 Market is a 19-story, 400,000-square-foot structure.

I wish they would make some variations to the design of the building and cladding. It looks too similar to the other ones that recently gone up in the last few years.

University City is starting to look like downtown DC. Not necessarily a bad thing, but a little more variation in height/cladding would be nice.

We need to fill in those lots on 38th with something tall. Ever since I saw that conceptual rendering I have been dreaming of a 38th lined with 300'ers, or even taller. Of all of the streets in West Philly, 38th could probably handle it too, considering how wide it is.

I've heard on the grapevine that 3801 Market landed an office tenant, not sure how true that is but they've switched from marketing the whole building for lease to marketing only the ground floor retail space, which must mean something.

I hope so. That yuge parking lot has been there forever. And, it would complete that intersection and make it feel whole.

If the Science Center has a signed tenant for 3801, they would have announced by now. You don't want to start construction to lease first floor retail space if the rest / majority of the proposed building is under written lease.

That was my point-- why would they market the retail space but not the rest of the building unless they leased the upper floors already? They could be near the end of negotiations which may be why they haven't announced yet.

Or they have nothing lined up, tenants wise, but wants to keep the idea of a building out there, so you focus marketing on something. That would be first level retail here.

Who knows what's going on, but if Wawa or somebody expressed serious interest in leasing the ground floor wouldn't it look/sound pretty bad if the owner/agent said 'great, we'll get back to you as soon as we lease out another 200K sq.ft. on the upper floors'.
Since so much of the science center is full of Penn and Presby hospital uses those are the first two possible occupants I'd think of. Isn't Penn moving completely out of 3535 Market St.
