No parking allowed on R4 lots of less than 15 m in frontage and 450 m2 in area. That is quite a change.

Also planning to do away with some of those arbitrary dead zone amenity area requirements.

Rooftop patios are definitely a great feature for any urban development, especially stacked towns without a backyard or apartment buildings.

Lots of objections to the R4 one from what I'm hearing. I really think that the City need to take a look at both of these documents and say to themselves two things:

1) are these documents really helping neighbourhoods move forward and mature and
2) what could be done so that the average homeowner/community association or even architectural designer can figure out what can and can't be built on a property and why did it get so cumbersome/complicated

These regulations are the classic designed by a committee type regulations and from what I know the staff members in at the beginning of the R4 study are long gone.

I'm not sure where that excerpt on Twitter is from... maybe an old proposal? I looked at the R4 report and saw this on page 56:

"There is no consensus on this issue, even among Community Associations.
After due consideration, the proposed zoning will not seek to prohibit rooftop amenity spaces.

Properly designed, rooftops provide useful amenity space for residents.

The rules for setbacks from building edges and screening from side yards, introduced in Infill 2, are considered sufficient to mitigate issues. Most issues
with rooftop patios are from buildings that predate these rules."
