The building is beautiful in its ornate simpleness.

I would not be surprised if 200 Greenwich is redesigned as a mixed use tower.

Anyway, since 5 WTC will be Larry’s last hurrah at the WTC (let’s be real), I hope that he builds something nice.

Port Authority Pitches Residential Tower at World Trade Site

By Martin Z Braun and Natalie Wong
February 11, 2021

Quote:
The Port Authority of New York & New Jersey voted to enter into exclusive negotiations with Brookfield and Silverstein Properties to develop a 920-foot residential tower at the World Trade Center site.

The fifth tower at the site of the Sept. 11 terrorist attacks would have 1,325 apartments, including 330 units set aside for households with average incomes of less than 50% of area median income, or $51,200, according to Port Authority officials.

KPF usually does good work with towers. Hard to get much from the rendering, though.

But glad this is finally happening, and huge improvement over the former Deutsche Bank tower, which was horrible (spent many long meetings there right before 9-11).

God, everything at the WTC site moves so damn slow. This should have been built a decade ago.

Residential tower proposed at lower Manhattan site of former Deutsche Bank building badly damaged in 9/11 attack

By CLAYTON GUSE and LEONARD GREENE
FEB 11, 2021

Quote:
The Port Authority announced plans on Thursday for a World Trade Center development at the site of the former Deutsche Bank building that would include more residential units than any building in Manhattan.

The 900-foot development would take root at 5 World Trade Center on land once occupied by the iconic bank building, whose heavy damage in the aftermath of the 9/11 attack symbolized the devastation that struck the entire city.

But out of those ashes comes a plan for a glistening skyscraper just south of the main 16-acre World Trade Center site, where the hulking Freedom Tower keeps watch over lower Manhattan and the proud, resilient city.
Quote:
Moving day is a ways off; the project needs lease approval, public hearings and sign-off from the Lower Manhattan Development Corporation and the state Environmental Development Council. Officials said construction could begin in 2023.

Plans call for 1.56 million square feet total, including 1.2 million square feet -- 80 floors -- of residential space, 190,000 square feet of office space, 7,000 square feet of retail space and 67,000 square feet of community and public amenities.
Quote:
“It takes a community of not just office buildings to make a vibrant downtown,” said Port Authority Vice Chairman Jeffrey Hayden Lynford.

Port Authority Executive Director Rick Cotton said the development would have more residential housing units than any single building in the borough.

This seems to be the actual design.

If not for the height limit, we would probably see a taller tower on this site.

Would be nice if they seeked an exemption or amendment to the height limit on that parcel.

Such a prime parcel, and there is restrictive zoning. I mean 1 WTC and 3 WTC are nearby... IDK why the cap on this parcel bar some bureaucratic bs.

I am happy with the unit count though. Just seems like they could of squeezed even more if it wasn't for a cap. Maybe 1500 units or 1700.

On a side note, I believe the unit count would make this the largest residential tower in the city by unit count. Silberstein had one planned near 42nd if I recall, but that 1000 unit tower never manifested.

They should have built that 1000+ unit tower on 42nd. No excuse with the housing crisis.

This looks interesting if unremarkable. I wonder how those few terraces would be doled out amongst units. Probably all communal. With the decreasing number of units per floor in line with the building setbacks it looks like each floor could have a mix of unit sizes; studios and one & two bedroom units probably, rather than have only larger units higher up.

This will probably spend several years in review hell sadly. We'll see.

But what about 6 World Trade Center? That building was part of the old complex for years and now they removed it for no reasons???

They just have to finalize it with Silverstein. Then it will be up to financing, but they're looking to start in 2023.

Under the Mandatory Inclusionary Housing requirement by the city, Port Authority plans to monetize the space at 130 Liberty St. with shovels in the ground in 2023.

But despite the pricy real estate putting the average area median income at 100,000 for the three family household, Port Authority will be requiring a minimum of $51,000 a year from potential tenants.

At the Feb. 11 commissioners meeting, Port Authority Executive Director Rick Cotton spoke of the $3 billion gap being driven into their finances by March 2022 by COVID-19 and the future need for cash flow in the coming years.

“The income limits are lower than is actually mandated by the current city program, so that the maximum income,” Cotton said.

The 78-story, 5 World Trade Center, proposed for the site of the former Deutsche Bank building on Liberty Street, will be predominately residential, with 34 floors of 1,325 rental apartments, including 330 that will be permanently deeded for affordable housing. There will be 190,000 square feet -- or six floors -- of office space and dedicated community space.

Port Authority commissioners voted unanimously Thursday to select and enter into negotiations with Brookfield Properties and Silverstein Properties for a lease to develop the proposed residential tower. A lease could be reached in six months, leading to a possible 2023 groundbreaking, officials said.

This is a huge building! I love "physical culture establishment" as the categorization for a gym. It's like a dishwasher using Hydro-porcelain Technician" on their resume...

20 years later, finally we have a look at what the fully built out masterplan will look like. I have a strong feeling that Silverstein will be releasing new renderings of the entire complex including the newly designed 2 WTC.
