I think the retail is empty, but nothing to indicate any demolition work coming anytime soon.

Vancouver Office Project Carves Out Sweeping Public Space

Quote:
The unique glass dome and public plaza at the corner of West Hastings and Seymour streets in Vancouver would go caput under a plan by Morguard Corporation and B+H Architects, who are proposing a 25-storey office tower for the site. Envisioned as an urban stimulant for the intersection, the highrise development would enhance the area's public amenities and add another two dozen floors of office space to the booming downtown core."]

Approval of Form of Development

https://covapp.vancouver.ca/councilM...lMeetings.aspx

Quote:
MOTION
2. Approval of Form of Development – 601 West Hastings Street
THAT the form of development for this portion of the site known as 601 West Hastings
Street be approved generally as illustrated in the Development Application Number
DE419113., prepared by B+H Architects, and stamped “Received, Community
Services, Development Services”, on June 21, 2016, provided that the Director of
Planning may impose conditions and approve design changes which would not
adversely affect either the development character of the site or adjacent properties.
Since it's been so long since there was something to post about this project, I thought I would post the motion from the upcoming July 25th council meeting.

I thought 601 West Hastings had been approved long ago. The industry rumour was the developer was going to proceed on spec in the first quarter of 2016, which obviously didn't happen.

The rezoning was approved back in 2014, with a number of conditions to be met. One of those is a standard condition on rezonings that Council have to approve the final form of development to meet those conditions. The developers submitted a Development Permit, which was given the thumbs up by the Urban Development Panel in 2015. (They had previously supported the rezoning in 2013). There have been a series of reports to Council since then, to deal with outstanding matters, including closing the lane and leasing it to the developers in 2016 and earlier this year agreeing a payment in lieu to reduce the amount of parking required.

The approval of the Form of development allows the rezoning to be enacted, the Development Permit to be issued, and assuming all the other conditions have been met, the whole thing can move forward.

I just wish it could have been designed, and approved, a little bit taller. 30something storeys instead of 25. But that would either violate the view cones, and/or be too daring, I guess.

There were some engineer type people at 601 with plans. Anyone hear of any imminent demolition work?

Ya... for about 3 years now!

Honestly this one has to go up now. They completely blew their timing last cycle, resulting in a new developer taking over, so I'm going to guess their problems have been resolved.

This wasn't posted I think, but from last April:

Quote:
One of those projects includes 601 West Hastings in downtown Vancouver, which is waiting for final approvals. The 225,000 square foot office tower, at the corner of Hastings and Seymour, is targeting LEED Gold and will feature a revitalized plaza. It will offer 8,500 square feet of leasable space per floor near one of the city’s busiest transit hubs at Waterfront Station.

“This is the first project we’ve developed in the downtown core in a few years. We’ve been acquirers and owners but not developers,” says Nagle, adding construction start will hopefully be spring 2017. “The concept of the building is single tenant office space. We have a small site but it’s the right size for the Vancouver office market where we don’t typically have large anchor tenants like Toronto or New York.”

so much for spring 2017 start. haha.

nice building although that one render showed a car going South when it is a one-way street North. although, that is accurate as it does happen.

Saw a snow plow do that last year. Was scared for the lives of many people, including the guy that happened to be jay-walking halfway up the block and wasn't looking that way.

Thanks.
I wonder if there's underground parking (to be demolished) under that plaza?

Just one level, IIRC.
