Project Update: Renderings for 1228 Madison Avenue

Credit: NYY and Grain (Illustrations)

Extra Info:

Quote:
Architectural renderings from Robert A.M. Stern Architects offer a first look at a 20-story residential tower in Carnegie Hill, Manhattan. The new building is now taking shape at 1228 Madison Avenue between 88th and 89th Streets, just one block away from Central Park.

While 1228 Madison Avenue will be Robert A.M. Stern Architects’ smallest multi-family residential development in Manhattan, the property’s 14 through-floor units and duplex penthouse will certainly evoke the architect’s penchant for stately elegance.

With ceiling heights ranging from 9.25 to 18 feet, the living rooms are specifically positioned to allow clear views of Central Park, the Jacqueline Kennedy Onassis Reservoir, and the surrounding skyline. Select units will also offer Juliet balconies and private outdoor space.

Amenities include a 24-hour doorman, fitness center with separate training studio, and a landscaped roof terrace with Central Park views.

CBSK Ironstate is the primary development group responsible for the property and represents a long-standing partnership of CB Developers, SK Development, and Ironstate. According to the team, the first on-site model residence is estimated to be unveiled in the first quarter of 2021, with occupancy expected by the third quarter.

Project Update: 121 West 125th Street

Credit: NYY

Extra Info:

Quote:
National Urban League is moving to 121 West 125th Street on Harlem‘s main corridor as part of a massive $242 million development. The historic civil rights organization is leaving its Financial District location for a 21,500-square-foot plot between Adam Clayton Powell Jr. Boulevard and Lenox Avenue. Designed by Beyer Blinder Belle and developed by BRP Companies, Dabar Development, L+M Development Partners, Taconic Partners and Prusik Group, the mixed-use project will yield a total of 414,000 square feet and rise 17 stories. Additional components include 170 affordable housing units, 70,000-square-feet of Class A office space, and 110,000 square feet of retail.

Renderings of the project depict a six-story podium with floor-to-ceiling glass windows, a punched-in balcony outlined in darker glass, and ground-floor retail frontage on West 125th Street. On West 126th Street, the podium has a tiered massing, also with floor-to-ceiling glass windows, and light-hued concrete accents. The 11-story tower on top is set back on both sides of the through lot, offering plenty of terrace space. Most likely housing the residential units, the high-rise massing is clad in light-colored masonry and culminates in a flat roof parapet topped with mechanicals.

Ground breaking is expected to occur in the next few weeks. An estimated completion date has been announced for late 2023.
