5055 Joyce | 96.1m | 36fl | U/C

https://rezoning.vancouver.ca/applic...cest/index.htm

Quote:
The City of Vancouver has received an application to rezone 5055 Joyce Street from C-2C District Schedule to CD-1 (Comprehensive Development) District under the Joyce-Collingwood Station Precinct Plan. The proposal consists of one 32-storey mixed-use building over six levels of underground parking and includes:

ground floor commercial retail units;
298 market strata residential units;
a floor space ratio (FSR) of 15.5;
a floor area of 23,090 sq. m (248,535 sq. ft.);
a building height of 93 m (305 ft.); and
197 underground parking spaces and 533 bicycle spaces.

Unfortunately, none of the links from the index page currently work. Instead, they all direct to a new Cambie Corridor proposal for 345 W 35th Ave.

I guess if Collingwood is ever going to look like Blade Runner we need to start building this.

15.5 FSR for immediately adjacent to transit development. Now that's more like it!

Exactly and the site isn't itself isn't even overly large and they managed to get a great fsr. Contrast to central broadway of fsr's of 3

If we could only get 3 dozen of these and maybe add more retail options in the neighbourhood then we will finally have something to about but in the meantime its a nice start.

I'm glad someone else is buying these tower, I absolutely love the look, but would hate to be the owner trying to maintaining that thing over the years.

Overall though, great for the area, and a good trend for the City in general. I agree with previous posters, this type of FSR around transit needs to be the norm, not a surprising positive.

A floor space ratio (FSR) of 15.97;
A floor area of 23,732.9 sq. m (255,457.8 sq. ft.);

After hearing from four speakers, city council voted to approve this rezoning application at tonight's public hearing. Councilors Hardwick and Swanson were the only ones opposed.

Edit - Whoops, I must have been double checking on the vote count, when jlousa posted the approval first.

That sounds below current parking minimums too, was that part of the vote? Looks good!

I would like to see the bike room they have in this building and how they plan on keeping it secure with so many people having access.

You can see it here: https://rezoning.vancouver.ca/applic...-FloorPlan.pdf

Love that bike elevators are becoming more and more common in new buildings.

Our strata bike rooms have an additional key-fob door to access (that is hardened), and cameras everywhere. Zero bike theft issues.

Meanwhile we've had multiple car break ins over the years.

If bike parking is below P1 a separate elevator is required.
