New Addition At 1810 Chestnut Street To Extend The Building To 312 Feet
Quote:
A six-story, pre-war structure at 1810 Chestnut Street in Rittenhouse Square is slated for a vertical extension that would boost it to a height of 312 feet and 20 stories while preserving the historic facade. The development will feature retail at the ground level, parking in the basement, and residences on the upper floors.
Excited to see a solid overbuild! Wondering though what that blank wall on the Western side will look like.
More details and renders in the revised overbuild document that was presented to the Historical Commission in June and approved. Note that the Samuel T. Freeman & Co. Auction House was also subsequently added to the Philadelphia Register of Historic Places. Grab the file here before the City removes it in routine housecleaning: https://www.phila.gov/media/20200518...hestnut-St.pdf

I looked at this spot on google maps and realized that it's the same block as the ~560 footer proposed by Pearl and the other alleged 500 footer by someone else. Unlikely they all get built but that would be wild.

My money is on Pearl, they usually mean business. Then this. The other seems like a stretch at the moment. But you never know. Would be awesome to have 3 cranes at once in the same area.
The Franklin’s building at 112 S. 18th St., which was sold in 2019, is facing the wrecking ball to allow a developer to move forward with a high-rise building around the corner at 1810 Chestnut St., the former Freeman’s auction house. The Franklin’s building will become the entrance of the yet-unnamed building, giving it an 18th Street frontage — much as recent projects such as 10 Rittenhouse and the Pod Philly Hotel have done.
Saw some signs were recently put up for condos at this location. Wonder if we’ll see an update.

This reminds me of 500 walnut with a historic podium. Not bad per se, just kinda boring. It will fit in really well with neighborhood. I wish developers in the city would be a little more imaginative.
