BOISE | Idaho Central Tower | FT | 16 FL




This proposal is for the east end of downtown Boise. Per the article on Boisedev.com, this will consist of a 16-floor and 9-floor buildings that will feature office space and workforce housing on top of a large parking garage. Per the story:

Quote:
  • Ground floor: A new ICCU branch with internal drive-thru and Saltzer Health clinic
  • Second through sixth floors: Parking structure for 460 vehicles and bicycle storage
  • Then, the buildings fork into two towers.
    Southern tower:
  • Seventh through ninth floors: Multi-family workforce-rate housing with 39 units. A mix of studio, one- and two-bedroom apartments.
    Northern tower:
  • Seventh through 14th floors: Office space, both medical and traditional
  • 15th and 16th floors: Four to eight condos and mechanical penthouse
No word on height or timing, but it will likely be the 3rd or 4th tallest in the city for now, and the tallest on the east end.

Kudos for another highrise proposal in Boise. Unfortunately the exposed parking podium ruins it's looks.

It's exciting to see Boise rising in stature as an American city, and to imagine what a future larger skyline will look like against those hills.

One thing I missed in the original article is that they hope to break ground next Spring.

I'm not too optimistic about Boise getting much height anytime soon. Anything over 3 floors gets the local NIMBYs perturbed and whining about buildings blocking out the sun.

Plus, there's still plenty of surface parking on the east and west side of downtown that's ripe for development; I think those will see more 8-15 floor buildings to add density before we see anything taller.

Whining about blocking the sun. Maybe the mountains should be blown up in order to get 30 minutes of more light.

If this gets built, Boise would be on the way to looking something like a city!

Here are a few of my photos from last Fall of downtown.
I've placed an arrow in this one showing where this proposal would be situated.



The new tower would be next to the white Imperial Plaza Condominiums. This is the east side of downtown.

It will certainly help continue stretch downtown to the east and get rid of more surface parking lots.

What's not shown in the rendering are the 9 projects between 7 to 15 floors currently under construction or proposed in the east side of downtown. Combined with this project, they'll definitely transform the east side and add much-needed density.

this project is now under construction. the main office building will be 13 floors, and the residential side will be 9 floors.

activity on the site started earlier this year; should see a tower crane go up soon.
