City councillors have unanimously supported the creation of the five-storey building, which will include 25 units and main floor commercial space, on municipally owned vacant land at 177 Colborne St. W. This will be affordable housing constructed via modular construction built by Andrew Neill Construction. Sounds like the City is waiting on an RHI funding announcement.

168-178 Colborne St

King & Benton Developments are saying they hope to build 296 residential units in 4 5-storey mixed-use buildings, but have release renders of a single 8-storey building. They also say they've owned it since 1999, but the site was put up for sale in 2018. Perhaps they wanted to ditch such a highly-contaminated site and never found a buyer so persevered with development plans anyways.

They say "The project is currently in the design and remediation phase, with remediation concluding with RSC filing in 2021. Completion of the building is expected for late 2022." Note the use of the word "building" singular. I wonder if they've ditched the 5-storey building plans. I presume it will be less that 296 units if that's the case.

If the renders are a correct indication, this looks like a horribly designed site plan that places parking closest to the street and sidewalk with a bulky building that has massive floorplates set at the back with balconies facing other balconies in ridiculously close proximity. Maybe it's time Brantford implemented a design review panel.

King and Benton Developments are proposing a 4-storey, 30-unit building and a 4 storey, 45-unit building, which will be sold as 1BR, 2BR and bachelor condo units. Interesting to note is that condo owners will be given pre-loaded monthly bus passes and still have access to one parking spot per unit.

Brantford really seems to be taking off. A logical place for GTA overflow. Too bad they couldn't have save the part of downtown that was razed.

Brantford is actually closer to the GTA than most realize, in a way I’m surprised we haven’t seen a push for GO train service. It would be about a 1.5 hour train ride, which is shorter than trains from Barrie and Kitchener.

I think it’s problem is that it’s sort of like Peterborough in that it’s not that far but it’s not a high growth area or on the way to cottage country like Kitchener and Barrie are, which puts those cities higher in peoples consciousness.

They just added GO bus service to Brantford a couple of years ago and depending on the numbers there they may add train service in the near future.

Brantford issued an RFEOI for the intersection of Colborne and Dalhousie downtown, and has apparently accepted a winner:

"Carvalho said the city received submissions from Vrancor Group, Panoramic Properties Inc. and Green Sail Inc. An evaluation team reviewed the submissions and held interviews with each proponent.

However, she wouldn’t say which submission was accepted by the city."

Looks like Brantford continues to demolish it's downtown.. I don't know the background on this one at all, but to my shock I dropped into streetview to look at that project above and another corner of old buildings is gone:

I think there was a fire in 2020. I agree, so many Southern Ontario towns and nice downtowns. Poor Brantford.

Site contamination delays affordable housing project

The discovery of soil and groundwater contamination at the site of a 26-unit modular housing development on Colborne Street West has delayed the project.

In February 2021, city council approved construction of a $5.5-million building at 177 Colborne St. West – on vacant land owned by the city — to help address the significant need for more affordable housing for older adults.

The four-storey building will include 26 studio-sized units about 320 square feet in size and main floor commercial space.

In a report coming to the city’s social services committee on Wednesday, Marlene Miranda, Brantford’s general manager of community services and social development, said both soil and groundwater contamination were discovered during site preparation.

“While the soil contamination has been remediated, it is a more complex path to resolve the groundwater contamination,” said the report.

The project, which is to be partially funded by a $1.25-million capital grant from the province’s Social Services Relief Fund, came with the expectation the building would be completed by Dec. 31, 2021. An extension of that timeline to Dec. 31, 2022 has been approved...
