New retail on the way near Dallas' booming Love Field

Now West Love's owners have applied for building permits to build four restaurant and retail buildings that will like Mockingbird just west of Maple Avenue.

"We will be under construction this summer and will deliver to the various tenants in January and February of next year," said Jorge Ramirez, Managing Principal with Mockingbird Venture Partners LLC.

"The four buildings are all located along Mockingbird with the first one being adjacent to the Aloft+Element hotel."

Developer KDC is seeking tenants for a 150,000 to 200,000-square-foot office building it plans to build next to the hotels and apartments.

A second hotel tower is also planned.

Big D now number two in the big data center business

In 2016, new projects increased D-FW data center space more than 25 percent to a total capacity of 208 megawatts, the study shows.

The D-FW area has over 13.5 million square feet of data center space.

Data center supply in North Texas is at an all-time high and is expected to grow more this year with demand from businesses and consumers.

Almost a dozen D-FW data center projects are scheduled to come on line in 2017, CBRE forecasts.

More dining, drinking and entertainment venues on the way at Dallas' Victory Park

The largest of the offerings will be a 24,022-square-foot restaurant and entertainment operations that will occupy the entire ground floor of the west Victory Plaza building on Olive Street.

8020 Hospitality and Brooke Humphries will take over the space formerly occupied by Nove and N9NE with their new concept.

This & That Concepts will open a 4,232-square-foot restaurant and bar with a large second-floor dining terrace overlooking Victory Plaza and Victory Park Lane across from W Dallas Victory Hotel.

Brooke Humphries also will open a 2,466-square-foot bar and tavern inside the parking garage on Victory Avenue, across from the Arpeggio apartments.

Massive upgrade to Highland Park Village gets underway

The multimillion-dollar revamp to the tower along Preston Road — on the eastern side of Highland Park Village — includes remodeling and re-tenanting the second and third floors, as well as redoing the ground-floor lobby.

The upgrades will create a 6,100-square-foot rooftop terrace and will expand the third floor by about 19,000 square feet. It will also convert roughly 21,000 square feet of office space on the second floor into retail space, which, upon completion, will be home to the new William Noble Rare Jewels shop.

The exterior upgrades will reflect Highland Park Village's traditional Spanish architecture, which includes Spanish tile, facade details and wooden balconies.

Dallas-based Omniplan is the project designer.

The redo is slated for completion in mid-2018, with additional tenant announcements expected in coming months.

Love Field-area project would replace '60s apartments that copied Olde England

Apartment builder Trinsic Residential Group has plans to build a large rental community on West Northwest Highway just north of the airport.

The apartments at 3932 W. Northwest Highway would occupy about 10 acres, the site of a rental project that's more than a half-century old.

Trinsic has submitted filings with the city to redevelop the Gates of Bluffview apartments just east of Lemmon Avenue.

More apartments on the way on Singleton Boulevard in West Dallas

Now Stonelake Capital has filed plans for a second, 325-unit apartment block that will be built on the west side of Obenchain Street near Singleton.

Stonelake Capital partner Kenneth Aboussie confirms that the apartments will be the next phase of the Trinity Green project.

I visit nearly every day, and parking is tight.

Less parking coupled with an increasing population could mean fewer sales.

Room & Board, a popular furniture retailer, is coming to Dallas

American-made modern home furnishings retailer Room & Board plans to open its first Texas store in Dallas later this year.

The retailer which has a cult-like following already has a large online customer base in the Dallas area.

The Minneapolis-based furniture retailer is combining two spaces on McKinney Ave., just south of Knox, formerly occupied Nest and Design Within Reach.

Room & Board says more than 90 percent of its products are made in the U.S. using both American-made and imported materials. The company works mostly with small U.S. manufacturers.

There was actually a plan for a while similar to the Snider Plaza plan(that was turned down) to put all parking below ground and use the current lots for green space. Option B was to build a garage on the site of the current parking lot across Mockingbird.

New Uptown Dallas apartment project will add 190 rental units

Called Modera Howell, the 7-story apartment block is the latest of a series of close-in rental communities built by Dallas-based Mill Creek.

Mill Creek and venture partner Abington Properties are building the Uptown project with a rooftop pool deck, fitness studio, landscaped courtyard with outdoor kitchen and dining area, a business center and three levels of underground parking parking.

Pegasus Bank to Open North Dallas Banking Center

Pegasus Bank announced plans for a new building and full-service banking center in Preston Hollow. The new two-story, 14,400-square-foot building will be located at 5940 Forest Lane in Preston Forest Village.

“This will be the finest building between Uptown and LBJ,” said Pegasus Bank President Joe Goyne. “The stylish and contemporary new building will offer state-of-the-art technology and amenities.”

The bank plans to occupy the first floor and lease out the second floor.

$2 million makeover for Jefferson Boulevard begins soon

The boulevard is receiving a little over $2 million from 2012 bond funds, which will go toward sidewalks, crosswalks, lighting and landscaping.

Plans call for trees in the medians and sidewalks, and bricked crosswalks will be added to the intersections at Adams, Bishop, Madison and Zang.

Besides that, the stretch of Jefferson between Adams and Zang will be repaved with new asphalt.

The sidewalks will remain pretty much the same, but the city will repair any cracked and broken places in sidewalks and medians.

Low pedestrian lighting will be added to walkways, and the overhead street lamps will be replaced with new LED ones.

Dallas' hot warehouse market draws Houston developer Hines

The 1.04 million-square-foot industrial complex would be constructed on Cleveland Road just south of Interstate 20 - an area already seeing significant warehouse development.

Called Southlink Logistics Center, Hines' building would be one of the largest new industrial developments in Dallas.

GSR/Andrade Architects designed the buildings, according to plans filed with the city.

With almost 16 million square feet of construction, Dallas' is second nationally only to Chicago in total warehouse building, according to a first-quarter report from Cushman & Wakefield Inc.
And net warehouse leasing in the D-FW area in the first quarter totaled more than 4 million square feet - one of the highest leasing volumes in the country.
