Shoma Group filed updated plans for a mixed-use project on Bird Road in Miami, now with two 40-story towers.
The Coral Gables-based developer filed a pre-application with Miami-Dade County officials for Shoma One on the 2.4-acre site at 3650 Bird Road.

Shoma One would also tap the county’s workforce housing density bonus.

Under the new plans, it would have 748 apartments, 20,000 square feet of commercial space and 718 parking spaces. The developer would reserve 12.5% of the apartments for workforce housing. The apartments would range from 400 to 1,200 square feet.

“The beauty of this project is we will utilize the underline very well,” Shojaee said. “The Shoma Bazaar will connect with the underline, so people riding their bikes or walking their strollers or their dogs can stop in for outdoor seating in front of the bazaar.”

Shojaee said the apartments on the lower floors would feature double thick windows so the residents wouldn’t hear the Metrorail trains.
*Plans also include a 18,000 SQFT Shoma Bazaar food market.

Does anybody know the height of these twin towers? It's a major upgrade from what was originally proposed and I like this proposal much better.

It is really beautiful! And sorry, there's no height available for these towers right now from the looks of it.

Submitted under the RTZ Smart Corridor Subzone.

There will be 723 Units and 23,843 SQFT of retail, followed with 684 Parking Spaces (Although, there are no minimum parking requirements within the RTZ Transit Zone.)

Height to the roof is 407 FT, but no height is given up to the architectual top. It's estimated through the proportions, that it's going to rise around 440 FT for both towers.

A height of over 400 ft is nice for that area! I was thinking over 500 ft, but anything of considerable height is a nice start for the Douglas Rd area!
