I know... this sucks.

I think dunnhumby probably didn't want to wait for a developer for the residential component and hurried things along.

Construction is supposed to start on the office building in early 2013.

Well, it looks like the building at 5th and Race will be pretty short:

DunnhumbyUSA needs more room, residential out at new HQ: EXCLUSIVE
Quote:
Plans for a new $100 million DunnhumbyUSA headquarters at Fifth and Race streets downtown have grown so big that the project can no longer accommodate a residential tower.
....................
As it’s now envisioned, the mixed-use development will have a 1,000-space parking garage, 35,000 square feet of commercial space and 280,000 square feet in a four-story office building for DunnhumbyUSA, according to a 3CDC project update.

HOWEVER:

It looks like the the developer is reviving the old Fountain Square West proposal just accross the street:

Developers plan 225 apartments above downtown Macy's
Quote:
Developers of the Fountain Place retail complex are working to build up to 225 apartment units in a high-rise above Macy’s Inc.’s downtown department store. It’s one of several upgrades aimed at improving the performance and longevity of the store closest to Macy’s corporate headquarters.

“Macy’s has expressed their enthusiasm,” said Arn Bortz, a Towne Properties LLC principal who is working on the project with the city of Cincinnati and Cincinnati Center City Development Corp., or 3CDC. “We’re concentrating with Macy’s on giving them good reasons to stay.”

Yeah, I hear ya.

Hopefully the proposed tower across the street gives us something exciting to talk about.

Local media is still reporting 15 to 20 stories... I guess we'll find out on Thursday when they break ground.

New $100M DunnhumbyUSA headquarters expected to spur other downtown development
Quote:
CINCINNATI - The new $100 million DunnhumbyUSA headquarters project could be just what downtown Cincinnati needs to spur a long-awaited revitalization of Race Street.

The development at Fifth and Race streets will break ground Thursday morning to fill a block that has for years been home to a city-owned parking lot. Plans announced in November called for 280,000 square feet of office space in an office tower that city officials expect will be between 15 and 20 stories high. The project also will have a 1,000-car garage and 35,000 square feet of street-level retail.

Cincinnati City Manager Milton Dohoney said he expects as many as 1,500 DunnhumbyUSA employees will eventually work at the headquarters – more than doubling the market research company’s current staff.

Looks like it's only going to be about 150 feet or so...

dunnhumby Centre: 9 unconventional stories
Quote:
Construction officially began this morning on the new dunnhumby Centre, a nine-story office and retail building that will finally fill a star-crossed site Downtown at Fifth and Race streets.

“This is a truly great day for the city of Cincinnati.” Mayor Mark Mallory said at the groundbreaking. “Anytime you can take a vacant lot and turn it into a world headquarters it's a big deal.”

DunnhumbyUSA, the fast-growing marketing information company, will occupy 280,000 square feet on four and a half floors. Restaurants and retail will share the lofty main level with dunnhumby’s lobby, and 1,000 parking spaces will be spread over six levels, half of them underground.

DunnhumbyUSA dubs new HQ as 'Dunnhumby Centre'
Quote:
"Dunnhumby Centre." That's the name of the new, $122 million DunnhumbyUSA corporate headquarters building, which had its groundbreaking this morning at Fifth and Race streets downtown.

Dave Palm, Cincinnati-based DunnhumbyUSA’s senior vice president for operations, told me that the spelling of “centre” pays homage to the company’s British roots and to the consumer research firm's quirky style.

Some details from todays urban design review commitee meeting:

Quote:
- Leeper said corner of 5th and race will be restaurant, other 3 ish store front spaces are yet to be determined.
- Building will be entirely concrete. (hoping that means more CAC and less crosley tower) Interior will be lots of concrete and glass.
- Retail floor is 22 feet, 14 feet garage and office floors (roughly 134 feet tall on 5th street side, 120 on 6th street side)
- Already confirmed plans are designed so that they grow downward into the three floors above the storefront.
- Two entrances to office- one on 5th is the dunnhumby entrance. guests would go up to 9th floor which is main lobby- then walk down through the floors. Second office entrance on race 1 storefront from 6th. This is entrance to Kroger Finance division (or something like that) which is apparently going to be housed in 30k square feet of office space at this location since Kroger headquarters are full.
- Building will not be flat on the race street side. there will be some balcony type spaces on the various floors along with other facade elements that make it vary.

^ They're too ashamed to supply a rendering after making us think Cincy was getting a highrise.

Haha, maybe.

At least there is another 30 story tower proposed on the site of that white parking garage you can see on the right side of the above picture.

Someone from 3CDC gave a presentation to one of my thesis classes yesterday. She showed us some more preliminary renderings of the interior of the Dunnhumby building which haven't been released yet. They're definitely interesting. In a good way. I'll be excited to see more finished renderings (hopefully soon).

That's good to hear. Did they give any indication as to when the exterior renderings would be released?

Dunnhumby site: 60K cubic yards gone, 50K more to go
Quote:
Construction workers are digging into their work on downtown Cincinnati’s newest development, dunnhumby Centre, future headquarters for one of the fastest-growing businesses in the region.

The project broke ground in January on a prime piece of land that had stood vacant for 14 years, as plans for a Nordstrom department store and condos fell through.

The project is still in the dirt removal stage as crews make way for three levels of underground parking. About 60,000 cubic yards of dirt have been removed to date, with an additional 50,000 to go, 3CDC spokeswoman Anastasia Mileham said Monday.

Dunnhumby proposal to expand into parking space moves to council vote
Quote:
DunnhumbyUSA would be able to expand into the city-owned parking garage at its future Fifth and Race streets headquarters under a plan approved by the Cincinnati City Council’s Finance Committee on Monday.

The current plan calls for six levels of parking – three below 25,000 square feet of first-floor commercial space and another three above it. The amendment to the city’s agreement with Dunnhumby would allow it to build office space in the upper three floors of parking.

The view from dunnhumby's bottom floor
Quote:
DunnhumbyUSA has hit bottom.

Construction of the market research company’s new building at Fifth and Race, dunnhumby Centre, has mainly consisted of scooping out tons of dirt since the January groundbreaking. It’s been hauled to other project sites or sold as it’s removed.

But workers have now reached their destination, 40 feet below street level. They could start pouring concrete in two to three weeks, dunnhumbyUSA CEO Stuart Aitken said Tuesday at a lunch of the Cincinnati chapter of Commercial Real Estate Women.

.....

The biggest question mark is the exterior design of the building.

“I want to see it, too,” Aitken told the audience. “I’ve seen designs where I’ve said, ‘Cincinnati is going to hate me,’ and I’ve seen beautiful designs that are tremendously expensive.”

Excavation has been completed, a pair of cranes are on site, and steel installation has begun. Still no rendering of what the building will look like.
