Checking on the map I'm not sure how anyone could make use of any of those properties except maybe for storing industrial stuff. Most of it seems to lack road access.

Step 1, back up the truck with a whole load of cash, offload, and take away a truckload of contaminated soil, Step 2, repeat Step 1 a couple of thousand times. Step 3 find some clean fill and insert a whole lot of imagination. More cash, and then execute the plan. 350 hectares of prime waterfront land does not come available everyday. This would benefit from a community design charette.... And let developers make some money, since it will be their trucks in Step 1.

Yes, but that's no different than any other business park the city has developed. In this case some services are in place (like water and waste water pipes into the mill buildings) but depending on plans for land use - piers and port use vs. industrial/commercial - the property will need to be severed and roads and connections added to the lots as they are developed. Development charges will help pay for that.

The advantages of having existing trunk infrastructure and fronting a major arterial road that leads to the QEW are big.

I could see temporary uses like storage of bulk materials until land is ready to get remediated and redeveloped, but if that were to remain the long term situation then the city or port authority will have missed (or mismanaged) a great opportunity.

That would be perfect scale for that corner, even if it was a story or two shorter. The flat side of the building would sync up nicely with the old Grafton's/Sirloin cellar building. Oh, and paint the streetcar yellow and blue.

Just for fun, I started making a render of what the US Steel pier could look like if it was completely redeveloped into residential/commercial spaces. I added a street layout that ties into existing streets. The green area is a waterfront park that wraps around the pier. A few of the buildings I put in are my own designs and the rest are just place holders...

^Would fit in perfectly anywhere in the city centre. You see a lot of this in other cities but not so much in the Hammer. Attempts at fitting new buildings into the existing fabric are often clumsy and jarring. See the Terraces on King or Cityview Terrace on Caroline or even the new commercial building on James North as examples. It seems developers/ architects just don't have the expertise here. Dunno...

I also really like the idea of incorporating more of this style of town homes into the core.

^So many great opportunities for infill in Hamilton.

I've had my eyes on that huge swath of asphalt for years and years. Both sides of Barton between Mary and Wellington are ripe for it. The jail does put a bit of a damper on things, however. And don't even get me started on all the wasted space on the Mountain...

Yeah, building a new jail - at huge expense - essentially because the existing one doesn't fit in to the neighbourhood esthetically is unlikely to happen...like ever.
