New tallest in South End and outside of Uptown!

In a major nod to Charlotte’s growing technology workforce, Lowe’s announced Thursday it has selected the city for a 2,000-employee global tech hub, which will be housed in a new 23-story tower to go in South End.

The 375,000-square-foot office is a joint venture between Childress Klein and Ram Realty Advisors. The developers plan to break ground in August, and the goal is to open the facility in late 2021, according to Lowe’s.

Ram Realty CEO Casey Cummings said the building will have about 20,000 square feet of retail and restaurant space on the building’s ground floor “to continue that sort or urban fabric that’s been established on the streets.”

The new building will be called the Design Center Tower, and it will be adjacent to the Lynx Blue Line light rail and Rail Trail. The property is currently a surface parking lot on Worthington Avenue across from the Design Center, where Byron’s is, along with other retailers like Jeni’s Ice Creams.

Another great location for a new tallest sold. Which means it probably won't happen, but am excited to see what's planned.

A prominent piece of land across from the Charlotte Transportation Center was sold recently, as a part of uptown that has been largely home to parking lots and government buildings sees a wave of new investment.

Developer White Point Partners purchased the 1.2-acre site last month for $10.9 million, property records show. The land, at 206 South Brevard St., is across from the Charlotte Transportation Center.

The sale comes amid a push to revamp the area.

Last month, the Charlotte Area Transit System said it had received an unsolicited proposal to redevelop the transit center, though it did not say who it was from or what the proposal entailed, other than it was for a mixed-use development. That marked the start of a competitive proposal process for the redevelopment of the site.

RFP is finally out for the Gateway Station after several delays.

On Friday, the Charlotte Area Transit System released a request for developers interested in building the station, which would be part of a larger, mixed-use development. CATS started work a year ago on the tracks, signals, bridges and a rail platform.

The request, which seeks information on developers’ qualifications, is a common step government agencies take before asking bidders to submit formal proposals.

The document lays out the following requirements for the project:

• A 12,000-square-foot local and express bus facility
• A 27,000-square-foot rail station, including an estimated 100 parking spaces
• A pedestrian connection between the station and the platform
• A minimum of 40 affordable housing units on the site
• A multi-use path across the site, with connection to retail and businesses on Graham Street.

Developers’ applications are due September 11. Officials are aiming to finalize the development agreement by late summer/early fall of 2020.

Three developers have made bids to potentially revamp the bus center site in uptown Charlotte into a mixed-use development.

WPTP Brevard LLC, BPR Properties and Crescent Communities have all submitted proposals for the Charlotte Transportation Center site, according to CATS. The deadline for submittals was earlier this week after a call for offers was made in early June, following an unsolicited bid to develop a mixed-use project at the site, which sits in the heart of uptown and along two transit corridors. By law, the transit agency was required to make a request for competing offers, which had a deadline of July 15.

Charlotte-based AvidXchange Inc. will break ground in the fourth quarter on its second headquarters building, a $41 million investment that will help accommodate its growing workforce.

A second 201,000-square-foot building will be developed at the AvidXchange Music Factory campus just north of uptown, company executives announced at a press conference Thursday morning at AvidXchange's headquarters.

It will mirror AvidXchange's current headquarters building at the Music Factory. The sister facilities will be connected by a coffee shop, bistro-style restaurant and a 10,000-square-foot rooftop area.

This is my current list of everything that is U/C and 10 floors or higher. Multifamily is blazing hot, but its mostly in the 4-7 floor range, which I like as Charlotte is lacking in mid-density neighborhoods. It basically went from high rise office buildings straight to single family homes up until this recent boom.
