Fences Come Down At Worldcenter Lots

Finally, some activity at the Worldcenter site.

Yesterday, workers were seen removing some of the gates that have fenced in the mostly barren, surface parking lots where the project will be built for decades. It is the first sign of movement on what would surely become one of the most transformative projects in downtown Miami’s history.

Records show that a phased construction permit is now pending for the site where The Mall at Miami Worldcenter will be built, after being filed earlier this month. In a press release last week, the developer said that they are targeting the the third quarter for an official groundbreaking of the mall and the Paramount Miami Worldcenter condo project.

Boston-based Suffolk Construction is said to be the construction manager for the project (Elkus Manfredi, the master planner and architect for Worldcenter, is also based in Boston.) Suffolk is also managing construction at the adjacent All Aboard Florida project where work is underway.

I like the one with the jagged roof. Is it by KPF? It looks like their tower in London.

The rest of the towers are hideous though. I love Miami, but its architecture is terrible.

Paramount Miami Worldcenter Ready for Contract Conversions

The Paramount Miami contract coordinator just sent out emails to all of the buyers who have already reserved a unit(s) at Paramount Miami Worldcenter confirming that they are in preparation for contract conversions and the contract conversion packages will be sent out to reservation holders “in the coming weeks.”

Revealed: Block E At Worldcenter Will Include Two Towers Designed By Arquitectonica

Another element of the Miami Worldcenter megaproject is now going through the approval process, TNM can reveal.

Developers Newgard and ZOM have plans to build out a massive twin-tower project known as ‘Block E’, according to documents obtained by TNM. They join several other developers at Worldcenter, which is set to to break ground soon.

Block E will include two separate hotels, a rental apartment tower, and a condo tower:

Hotel #1 – 216 rooms
Hotel #2 – 128 rooms
Residential tower #1 (apartment) – 418 units
Residential tower #2 – (condo) – 380 units


Other elements include retail, restaurant, amenity and office space. In total, Block E will add up to nearly 1.7 million square feet.

Block E will be built with just 1,032 parking spaces, much fewer than permitted by code. Since the apartment tower is located within 1,000 feet of a metromover station, the Miami 21 zoning code permits the developers to build units without any requirement for parking spaces. Just 57 spaces will be built for that tower. The developers are also planning to build the bare minimum amount of parking for the hotel towers.

The 48-story apartment tower will top out at 524-feet above ground. The shorter condo tower will reach a height of 37 stories, or 409 feet above ground.

I agree, but it could build nice towers instead if the same short fat white box over and over. Miami is like the Seattle of the SE.

Paramount Miami Worldcenter is converting to contracts

Paramount Miami Worldcenter, the upcoming condo tower attached to the massive Miami Worldcenter development, has begun converting its reservations to contracts. So far 40 percent of the 60-story building’s 513 units have been sold, developer Daniel Kodsi told The Real Deal during an interview at the tower’s sales center Wednesday. Contracts are being mailed out to buyers, who have primarily hailed from countries like Brazil, Venezuela, Turkey and Russia.

“We feel that we’re going to have a really strong conversion,” Kodsi said. “We’ve had brokers who have made a commitment to revolve their business around Paramount Miami Worldcenter.” The project’s sales model follows the 50 percent deposit structure that has been popularized during this cycle. Payments are staggered with 10 percent down at varying stages, from reservation all the way to topping off. Units will range in size from 1,180 square feet to 2,300 square feet, with an average price of $700 per square foot. Interestingly, Chinese buyers make up 13 percent of the building’s current sales. Realtors and developers have been looking to Asia for sales after weakening Latin American currencies have softened those countries’ involvement in the South Florida market. Kodsi told TRD that his development is no different: Peggy Fucci of OneWorld Properties, which is marketing and selling the project, has been traveling to China for years. And the group has even brought on a Feng Shui consultant to bolster the building’s appeal to clients from China.

FAA Approves Height Of Marriott Marquis Miami Worldcenter Hotel & Expo Center

MDM Development has been granted approval from the FAA to build the 54-story Marriott Marquis Miami Worldcenter Hotel & Expo Center.

The agency approved the developer’s request to build at a height of 640 feet above ground level, or 653 feet above sea level. It took nine months to review the proposal, which was submitted in December 2014, and the approval will expire in February 2017 if construction doesn’t begin by then.

Along with 1,800 rooms, the project will also include 600,000 square feet of convention space. Total cost is estimated at $750 million.

Construction is expected to begin by this fall and take up to 36 months to complete. Coastal Construction is the contractor.

Taubman Centers: Progress On Worldcenter Mall, Announcement Soon

Taubman Centers recently told analysts on a conference call late last month that they have been making progress in planning The Mall at Miami Worldcenter, and expect to be able to make an announcement soon.

During a question and answer session on the July 30 call, a Citi analyst asked if there was a drop dead date for the project. CEO Robert Taubman reiterated that the announcement would come soon, adding that Miami is an ‘amazing market’ and that we are ‘working hard on it.’

Last week, Taubman released an updated investor presentation, but little new information was added about Worldcenter. A November 2014 presentation said that Worldcenter would break ground sometime in 2015, while the newer presentation simply said that the project is progressing.

Luma at World Center was approved by the FAA this week at 44 floors and 494 feet.
