Semi old news here but wanted to get it on the thread. The headlines are always frustrating as the total economic impact of a new 5M sq ft high-complexity manufacturing facility and all associated supply chain synergies would far exceed the tax abatements over a decade. Still in the works but could be huge if they get it done.

In a bid to help lure Tesla to Central Texas, the Del Valle school district southeast of Austin is considering an incentives deal that could save the electric automaker up to $68 million on its property tax bill over 10 years if it brings a major assembly plant — and thousands of jobs — to Travis County.

The proposed agreement — which was made public by the Texas comptroller’s office Thursday — calls for Tesla to build a 4-million- to 5-million-square-foot facility that would eventually employ 5,000 or more workers on a site just off Texas 130 in southeastern Travis County. If the Del Valle school board approves the agreement and Tesla moves forward with the factory there, construction could start in the third quarter of this year and take two to three years to complete, according to documents filed with the Texas Comptroller’s Office.

The Travis County commissioners are also considering a separate incentives agreement with Tesla, but the terms have not been made public. It has not yet been approved by the Commissioners Court. Gov. Greg Abbott’s office has not said whether the state is also considering offering incentive money from the Texas Enterprise Fund.

If the incentives deals are approved and Tesla accepts them to bring its assembly plant to Travis County, it would be one of the most significant economic development deals in Central Texas history.

Richard Suttle Jr., who is working as Tesla’s attorney and lobbyist in Austin, said Tesla choosing the Central Texas site would be “a game-changer” for the local economy.

Worth putting a pin in: 750 total acres up for sale at the 130 and 290 toll intersection -- right at the Parmer corridor and Harris Branch. No development plans yet, but the owner is clearly trolling for Tesla-adjacent interest.

Had rail passed in 2000 the financing for 130 would have looked quite different, as I understand it. Possibly to the point to where it would not have been built. It is sad to think about all of the horizontal, auto-centric growth. These will for the most part be much less sustainable lifestyles than what we'd have if we'd legalize responsible land use in this town instead of cowering to the NIMBYs at every turn. Our 1984 land use code is defeating us more by the day.

"HPI expects to deliver the first phase of development by the third quarter of 2021. The industrial development is east of Parmer Lane, between U.S. Highway 290 and State Highway 130 in Northeast Austin."

Can the geology/soil topology actually support all of these planned developments?
I thought one of the main reasons this area of the city was so underdeveloped was because of the poor swampy soil conditions. How do you build football field sized warehouses and not worry about the ground shifting and sagging?

You know one one of the "expectations" we were fed about COTA was that it would generate surrounding attractions or bring in some nice developments around it. Seemed like a possibility when news broke about a surfing park which is just kinda there now but don't really hear much about it. Aside from that, the area really hasn't transformed the way we had been told it would. Lovely.... next time a huge race comes, the track will have a nice background of industrial warehouses instead of fields.

It may be ten years later than everyone thought, but that part of the metro is really starting to pop. Industrial for sure, but also a lot of housing. COTA itself seems finally ready to get serious about it, too. Not sure that was the case back when it was built.

For what it's worth the numbers look the same when compared to the advert used back in July 2020 but the image does look smaller.
