In addition to new construction, historic restoration, and adaptive reuse mixed in with the massive project continues.

The Salt Lake City office of CBRE has been selected to oversee leasing of the A&Z Building, the former home of A&Z Produce and adaptive reuse project in The Post District, a $300 million master-planned neighborhood development. Scott
Wilmarth, Nadia Letey and Melina Miramontes will oversee the office leasing requirement.

The A&Z Building is a three-story office building with a garden level, totaling approximately 36,000 square feet. Renovations are already underway, and the building should be ready for occupancy in September of this year. The renovation
transforms an old produce building into a space that unites the historic nature of the structure with a modern aesthetic, featuring exposed brick and beam finishes. The A&Z Building will share an above-grade parking structure with an
adjacent building and has a surface lot that can facilitate additional future phases of development.

"The Post District is a timely development that will redefine the western perimeter of downtown's Central Business District, and the A&Z Building is the first step in this paramount undertaking" noted Nadia Letey, first vice president of CBRE.
"Careful consideration has been taken in the master plan to ensure that the needs of the neighborhood and local businesses have been addressed, including space for housing, retail, and local artist installations in addition to the planned
office space."

The A&Z Building is part of The Post District, a major renovation in the area that aims to revitalize a 14-acre region bordering downtown's Central Business District. The Post District is a $300 million master-planned neighborhood development
with 580 new residential units and over 300,000 square feet of new and redeveloped commercial space providing creative office, walkable restaurants, cafes, shops, open green space, public plazas and more. The initial office developments
are taking place on the southern block of 500 South spanning from 300 West to 400 West.

...They call it the Post District, a new brand created precisely because it sits in an area that became left out and disregarded from other fabric in the city.

In a quick few years, the area between 500 South and 600 South and 300 West heading westward has risen from overlooked wasteland to a master-planned district that brings life where there was largely none in recent memory...



...Vacant land and warehouses have been redeveloped into a mix of retrofitted buildings and new mid-rises that now greet suburbanites as they enter the capital city by car from the west or move out from the east.

It’s largely thanks to work by a set of local developers and the area’s status as an opportunity zone, a designation created by a 2017 federal tax law that offers tax incentives to investors who spend capital gains on real estate.

BCG Holdings, a company owned by Brandon Blaser, is working alongside Sugar House-based Lowe Property Group, as well as Bridge Investment Group, on five of 10 new buildings that make up the residential portion of the Post District. Q Factor and Drumbeat, the teams leading the creation of Industry SLC to the south, joined BCG and Bridge to work on several others...





...Rather than one-off buildings scattered across town, what stands out about the Post is the speed at which hundreds of new units and space for multiple on-site retail and commercial outlets is coming online in a concentrated area...

...The buildings in the Post District are well-appointed with spaces that allow for sweeping views of Downtown and the Wasatch Mountains. Like many new urban buildings, they include things like fitness areas, rooftop pools, and grilling areas.

But the Post doesn’t ignore the ground floors for people who choose to visit. In addition to Level Crossing and Urban Hill, Blaser said the group is preparing to announce the arrival of another new restaurant that will be the second U.S. location for the unnamed spot...

The Post District held a party this week to celebrate the opening of leasing in three of its four residential buildings, which will offer 580 residences in all.

Both The Register, at the corner of 300 West and 500 South, and 801 Flats, the boxy structure on 400 West just south of the NEC/Traeger Grills building, are 80% leased up.

Post District’s four midrise residential buildings — The Register, 801 Flats, Post House North and Post House South — rest on the east side of the block and have different styles and mixes of units. They’ll lease a variety of studios, one-, two- and three-bedroom apartments and town homes at market-rate rents...Elevated skyways link the buildings. Amenities — to be shared by all residents — include a 7,000-square-foot fitness center, club room, rooftop decks and a resort-style swimming pool along with a movie theater, a dog wash and a market place.

Restaurants, offices and new HQ for Traeger Grills


A block south of Pioneer Park, the district is also intersected by two midblock streets — Gale and Bly — which developers have fashioned into a series of amply landscaped public paths linking well-appointed courtyards, plazas and street-level dining areas.

The block’s western half is devoted to offices and retail spaces, including a coworking lounge. A completely revamped version of the site’s curved former Newspaper Agency Corp. warehouse facility soon will become world headquarters for Utah-grown Traeger Grills — bringing, according to Gonzalves, more than 500 jobs.

Located north across 500 South from Post District but included in the project, the renovated historic A&Z Produce building is operating as a vintage coworking space.

Post District will have at least three restaurants — Urban Hill, operated by the Park City proprietors of Hearth and Hill and Hill’s Kitchen; an all-day brunch “oasis” called Sunday’s Best; and Mensho Ramen, part of a chain founded by Japanese ramen master Tomoharu Shono — along with new outlets for Level Crossing Brewery, based in South Salt Lake, and Urban Sailor Coffee, based in Sugar House...

Renderings of the new Arts Center currently beginning construction


Demolition of the old Harris Fine Arts Building in order to make way for the new Fine Arts Center is well underway. The new arts building will house offices for the college — as well as for the departments of art, design, and theater and media arts, according to a BYU news release.

The building will also host academic spaces, galleries, performance spaces, media viewing rooms, a cinema and a production studio. The other current occupant of the HFAC — the School of Music — has moved to the new music building.

“The arts and music programs are beacons of excellence for the university,” said Shane Reese, BYU academic vice president, in the release. “We look forward to these two new beautiful buildings, which will accentuate the amazing talents of our students, faculty and staff who work in that college.”

The arts building will house a large collaborative hub for department of design students as well as multiple art and design galleries. There will also be a combination lobby and student gathering space.

A six-station lactation room will accommodate students and their families as well as patrons.

“The new building will create proximity and more opportunities for collaboration and student mentoring,” said Ed Adams, dean of the College of Fine Arts and Communications. “Our faculty and staff are now spread over five floors and are located at the far ends of the Harris Fine Arts Center from each other.”

The project is expected to be completed toward the end of 2025.

Big D Construction has been selected as the general contractor for the project, with HKS Architects as the architecture firm.

The college will temporarily occupy the former Provo High School, located on University Avenue, while the new arts building is being constructed.

The HFAC was dedicated in 1965 and houses four of the college’s six academic units. The newly completed School of Music, which also used the building has moved into the new music building upon its completion at the end of 2022.

It's quite an upgrade, even on what they have now. The terminal's footprint would quadruple in size, the new gates would be on level 2. The whole facility would come in a little over 200,000 square feet. They'll probably break ground in the next few years as they secure the remaining funding.






The plans show a total of 10 gates, 9 with jet bridges. The airport received some funding from the legislature for FY24. The plans also include facilities for international arrivals.

Great updates. Crazy how many apartments are being built all over the place, and a lot of them are pretty sizable.

The Provo airport expansion is also exciting, 10 gates is pretty serious. It is 40 miles from me, vs. 20 to SLC, but the time saved getting in/out could be more than worth it.

Southern Metro - Lehi unveils new City Hall renderings at open house; ode to old downtown tabernacle

The long-awaited renderings for the new $22 million City Hall were released Thursday at a public open house.

The city campus master plan has been in the works for over three years. The City Council approved the phase one $22 million bond to start construction on the new City Hall building this year. The proposed City Campus is a multi-phase project that will take as many as twenty years and several bonds to complete to full build-out.

The Civic Center Campus includes the blocks of 100 W to 200 E and Main Street to 200 N. The initial draft contains the following:

1. New Lehi City government building (with a library)

2. Two-story court and justice building

4. New fire station

5. New public plaza and performance stage

6. New parking garage

7. Updates to the Legacy Center (along with moving the Senior Center)

On Thursday, the City unveiled phase one of the City Hall building, which features a Romanesque revival style to honor the Lehi Tabernacle, demolished in 1962. The building will feature a prominent tower main entryway, and the exterior materials, window style and details will reflect the style of the tabernacle. Many longtime Lehi residents still lament the destruction of the old Lehi Tabernacle.

The new building will house the City Council Chambers, official workspace, library, information center, community meeting rooms, administration offices, and attorney and finance offices.

The City explained the following goals for the project:

• Be a beacon and icon for the community.

• Embody the history and culture of Lehi.

• Serve the community for generations to come.

• Provide an uplifting experience for all who enter

“We have already heard great feedback, and people are loving the design,” said Mayor Mark Johnson at the open house.

...The L.D.S. Church’s news release said the Orem temple will be located on a 16-acre site. The site is part of 250 acres Orem annexed from Utah County about five years ago, Brunst said. The mayor said the site is bordered by condos on the north, undeveloped land on the south, railroad tracks on the east, and one of Orem’s last dairy farms across Geneva Road to the west. The church’s plans call for a three-story temple of 70,000 square feet. It also plans to construct a 20,000-square-foot meetinghouse on the site...





The Orem Utah Temple will be built half a mile south of I-15’s University Parkway exit near the nexus of major population,
commercial and industrial growth in Provo, Orem and Vineyard. The address — 1471 S. Geneva Road — is west across the freeway from the Utah Valley University

Construction progresses on a second Intermountain Primary Children’s Hospital campus in Lehi on Thursday, Nov. 19, 2020. The campus will address the health care needs
of a rapidly growing population in Utah County and an increasing need for specialty pediatric care in the area. The planned 38-acre campus will open in 2023. Laura Seitz, Deseret News


...Building the 38-acre campus, hospital, and medical office will cost an estimated $335 million, Paletta said. The second Primary Children’s location is part of Intermountain’s plan to build the nation’s model health system for children, which it announced in January. Intermountain has pledged $250 million to see the goal through. Aside from opening the new campus, Intermountain plans to add an advanced fetal care center, an augmented Level 4 Neonatal Intensive Care Unit, and an expanded cancer treatment center. It also hopes to extend its pediatric care network to offer better virtual services, as well as implement programs to help children with their mental and behavioral health. Intermountain estimates the total cost will be around $500 million...

Update - 85 North Apartments - Downtown Provo

85 North Apartments, being developed by Provo City Housing Authority and Utah Regional Housing in partnership with Trinity Housing Development and ScenicView Academy, will provide senior, disabled, and supportive housing. 85 North Apartments will have seven floors with 74 one bedroom units that will provide an integrated affordable housing community consisting of 44 affordable senior/disabled units and 30 affordable family units with a preference for adults on the autism spectrum. There are wrap-around supportive services provided by ScenicView Academy for residents with autism.

85 North Apartments has 41 parking spaces under lease in the adjacent Wells Fargo parking garage and will provide bike storage for 30 bikes. The development is in the center of downtown Provo near restaurants, grocery stores, shopping, and mass transit.

I know. They say that building permits are down, but you wouldn't know it by all of the construction underway. Hopefully, the current financing lull won't last too long. Maybe just long enough for the metro to take a little breather. If the upcoming 2034 Olympics aftermath is anything like 2002 then the area will probably explode with even more hyperbolic growth.

Noorda College of Osteopathic Medicine

The Noorda College of Osteopathic Medicine is a state-of-the-art teaching and learning facility under construction in Provo, Utah. As a new educational facility in the region, it will provide critical medical curriculum for students in the Intermountain West. The building facilitates group-based learning and interdisciplinary conversations among faculty and students. Home to the newest in advanced technology, the College will change the way students learn by utilizing ‘Virtual and Augmented Reality’ software. A priority for the student life environment, the building features study pods on each floor, halo lab, simulation lab, anatomy lab, study spaces and student lounge, library, collaborative learning spaces, and faculty and administrative offices.


...“The development of this Medical Education Research Campus will have a profound and positive economic impact on Utah County and the entire state and region,” said Dr. Richard P. Nielsen, founding president/CEO of both the proposed Noorda-COM and RMUoHP. “We are honored to be the first recipients of this funding in the State of Utah and believe it is a testament to our past success and our future promise to all Utahns.”

Upon completion, the development is planned to contain 400,000 square feet of medical education and research space including the proposed Noorda-COM and the affiliated campus of RMUoHP, a combined Noorda-COM and RMUoHP student union, and surgical/research space; 685,000 square feet of multi-family housing consisting of 685 units; and 234,000 square feet of parking structures consisting of 780 stalls.

by RMU | May 10, 2023 | Rocky Mountain University of Health Professions (RMU) celebrated a momentous achievement in its 25-year history with the grand opening of its state-of-the-art tower headquarters in Provo, Utah, today. The ribbon-cutting ceremony, held at 1800 S. Novell Place, drew more than 200 esteemed guests, including local dignitaries, healthcare educators, and community members.

A Hub for Advancing Healthcare

“The opening of our headquarters marks a significant milestone in our history,” said Cameron Martin, PhD, President and CEO of RMU. “This state-of-the-art facility has been designed and built to provide first-class education and training. Moreover, it serves as a hub where education, healthcare, and the community come together.”

Present at the ceremony were the three co-founders of RMU, Richard (Rick) P. Nielsen, PT, DHSc, ECS, Michael (Mike) Skurja Jr., PT, DPT, ECS, and Larry Hall, PhD, who collectively expressed their delight at witnessing the institution’s growth and success.

RMU was founded in 1998 with the mission to educate and prepare healthcare professionals with a focus on outcomes-oriented, evidence-based practice. Over the years, RMU’s academic programs have been designed to address the evolving needs of the workforce, both within the local community and across the nation. More than 3,700 healthcare professionals have received a first-class education at RMU and are making a positive impact on people’s lives throughout the nation.

RMU Health Clinics Serve Utah County
RMU has further expansion plans, with construction underway in Building 3 at the Timpanogos Tech Campus, which is located on the same campus. This building was RMU’s former headquarters and will now be home to four of the five RMU Health Clinics: the RMU Eye Institute, the Center for Communications Disorders, the RMU Counseling Clinic, and an Occupational Therapy clinic which will also help augment patient load at RMU’s Community Rehabilitation Clinic, which is located at 587 S State, Provo, UT in partnership with Utah County. Additionally, RMU will have an Electrophysiology Lab and expanded research capabilities in Building 3 by adding a wet lab in partnership with the Noorda College of Osteopathic Medicine. The construction of Building 3 is well underway and is projected to be finished by this August. Once completed, these state-of-the-art clinics will further enhance RMU’s ability to deliver high-quality healthcare and support the diverse needs of the community.
