West Harbour townhouse project for sale by June, says developer

A vacant patch of land on the west harbour is set to be transformed into a new townhouse development modeled after Toronto's Liberty Village.

Burlington-based development company Dawn Victoria homes has just purchased the empty lot at Barton Street West and Crooks Street and is in the process of submitting its planning documents to the city.

If all goes according to plan, the townhouses will be hitting the market in June.

"We're very positive about what's going to happen," said Don Husak, president of Dawn Victoria.

The project is the first tangible sign of development in the west harbour area in years.

The triangular lot, bordered by Crook Street homes to the west, the CN rail tracks to the north, an empty ravine area to the east and Barton Street to the south, has been vacant for at least 20 years.

CN owned the site until the late 1990s, when the railroad company sold it to a brownfield redeveloper. In 2001 and 2002, council rezoned the westerly two-thirds of the property for townhouses.

The site has sat empty because there were multiple claims to ownership of the site. A previous development project — a mid-rise condo proposal pitched about five years ago — fell through, amid confusion over the title. Since then, there has been interest in the site but its cloudy ownership has stymied development.

These sold out insanely quick in Burlington. I have no doubt they'll be an easy sell here.

I had a look at the Liberty Village Townhouses on Google Street View and I couldn't figure out what was so great about them that Dawn Victoria Homes had to say that they would be modeled after them. Then I realized the major design element of the development is that there is no surface parking.

In Google Street View I saw this and thought it was ok, nothing special, there must be parking in behind, why is Dawn Victoria modeling 290 Barton after this?...

I zoomed back out to the aerial and realized all the streets between the townhouses were just pedestrian walkways...

This is what's so great about the Liberty Village Townhouses. No driveways, garages, or car filled streets, just quiet pedestrian walkways and parks...

If that is what Dawn Victoria Homes is planning on doing, then I can't wait for this development.

Is the area big enough for that sort of set up? I'll admit to not being super familiar with that part of town.

I'd guess there is room for 15+ well spaced units on the lot.

Some activity on the property over the weekend. Saw a sign structure being erected. Perhaps just 'coming soon' or even a sales centre to open?

Looks interesting. There's too much surface parking out front though. I wonder why they didn't put one of the orange brick buildings closer to the road and hide the parking in behind.

FWIW, Dawn Victoria's most recent builds are the Evergreens (431 Southcote Rd., Ancaster, just north of the old Fairgrounds site) and Brownstones at Plains 181 (181 Plains Rd. W., Burlington, the old Mercedes dealership site).

Another urban townhouse project from a suburban developer.

Parking could be better, but still pretty solid density. Hope it's full real stone and brick.
