Completely agreed. I wouldn't say it was my favorite thing about tokyo (given the incredible food and coffee there), but I really loved seeing that. All of the buildings in Tokyo are incredibly efficient when it comes to incorporating retail, commercial space, and residential space into one.

On another note r/e: the miracle mile. Honestly, I'd think it would be congress too, given it's "clout" in the city. But, many of the retail stores that exist now have been closing anyways (see: brooks brothers, etc.). I'm almost tempted to say South Congress, but like ya'll have mentioned, the streets are very far apart, and it's still very car-centric. Maybe if the sidewalks were eventually expanded out to cover all of the street that's currently back-in parking. But I still think regardless of the street setup, that's still the most likely place near downtown to have the most retail spots...

Outside of that, I'd say the closest we have is 2nd street right now. But unfortunately, it seems like between the Convention Center and Shoal Creek, 2nd street is almost as developed as it will possibly be. So whatever's there now, is there. Not exactly much room for larger retail stores like a Nordstrom, etc., or even a "flagship" store for a given brand....

I don't think we even necessarily need a shopping street, but a shopping "district" downtown could be just as good. I think if the Statesman area/south shore is redeveloped correctly this could be a really successful area - even with some pedestrian-only streets reminiscent of the Domain.

Agreed. They said the same thing about movie theaters in the 80’s with the explosion of vhs. People still need shit to do, places to go.

No renderings or anything like that, but it does give a general description of the work and the history of the building.

This podium gives me federal courthouse vibes, with the texture, windows, and little offset jut outs. Obviously different color palette, but it’s cool. I like that it’s different. I’m still a fan of hiding some parking podiums with more distinction between base and the verticality and different programs of the building. Unless the idea is to hopefully reasonably convert glass-encased podiums to office levels as a contingency plan (difficult depending on ceiling height or how slanted they are) then I prefer designs like this.

Actually, the whole groundfloor level looks great with this one, considering it integrates some of the existing building. I’m looking forward to seeing even more detailed renderings of the upper portion.

Love what I'm seeing of the tower portion's facade, this is exactly the kind of thing we need to break up the blue glass monotony.

That looks promising, and I'm so glad to see something stealing some of the Hyatt Place's "thunder". Also, the upper portions of the tower, as hinted by this, isn't just another blue glass tower. I love the idea of some more stone.

I wonder if the light parts of the podium screen is glass. Kinda reminds me of the channel glass used by Holl at the Kansas City Art Museum.
