Ok, can someone remind me we are allowing posting PhillyYIMBY again?

This design was released to the public and put through CDR in 2017. In fact, here’s the original comment on page 4 of this thread:

This isn’t an update. Nothing has changed in 4 years. Why is the YIMBY article is touting this as news?
I agree. Is this project still a go? I thought it was dead...

There was an article in today's Philly Business Journal about Arthaus' topping out, and it mentioned that Dranoff is turning his attention to the Broad & Pine project:
As Arthaus progresses and its target completion expected a year from now, Dranoff has begun to look at his next project, which will rise at the corner of Broad and Pine streets. While hesitant to divulge too many details, Dranoff said it will be a boutique building that will stand 14 to 15 stories and add to the growing number of residential buildings along South Broad. The project could get underway next year.
I got slapped on the wrist last time I posted from the PBJ, so I hope I did it right this time.

Ummm It seems to be as tall as the symphony house which is a pretty decent size for that corner.

Ah, thanks. That is major height reduction from the early iterations. I would accept 15 stories if its a lux hotel brand such as SLS or The Edition (I know SLS was originally included with Arthaus). A 15 story apt. building is meh.

It is replacing a two-story garage so sometimes you just need to take the "win". 14-15 stories is decent.

15 compared to 2 is a plus, certainly. But compared to what he has proposed for this corner in the past, it's a let down, in both senses of the word. The apartment market still seems to be trucking right along, so I wonder why this might get such a downgrade in height?

yes but pbj is a pay site, which I subscribe to. People are always complaining about articles being behind paywalls, so I got slapped because I copied and pasted an entire article, which is a no-no.

if the building is down to around 15 stories, as noted in the pbj article, then that is about to where the balconies set back on that Baker rendering. less than half the height, assuming the same floor to floor heights.

The rendering is 25+ floors though. If it will only be 15 floors, then this is an outdated rendering and the new rendering, if only 15 stories, should be significantly shorter than symphony house.

I think what people are confusing here is that that rendering is 3 years old. PhillyYIMBY was stretching the truth at best. Any new design (especially if this is shortened to 15 stories) will probably have a completely different rendering.

Right so the old renderings need to stop being reposted lol, not a big deal but if the new plans are only a 15 story building we have no idea what the new building is at this point.

I like the old rendering. Considering the Symphony House, the Laurel, and the Arthaus, 15 stories is much too short for the prime real estate that is Broad and Pine. I'd love to see new renderings and I hope that the new renderings are just as breathtaking as the old ones.
