Conde Nast mulls move out of 1 World Trade Center

Conde Nast, which only finished moving into its HQ at One World Trade Center in 2014, is scouting midtown Manhattan for a potential new HQ.

The parent company, Advance Publications, confirmed to the Post late Tuesday it is considering moving the publisher of Vogue, The New Yorker, Vanity Fair, GQ from the WTC site only six years after moving in with a 25-year lease for 21 floors.

“Advance Publications is in discussions about bringing the lease at One World Trade Center into line with current market conditions and its ongoing needs at this location. It is considering alternative locations to address these requirements.”

In 2018, Conde Nast consolidated its floor space in the iconic tower and began subleasing the vacated space for ten of the vacated floors.

Initially, the publisher moved 3,400 people into the building but subsequent downsizing as it wrestled with multi-million dollar losses from the drop in print ad revenue cut the need for space in half. It is not clear how many people work in the tower currently, but the workforce has shrunk considerably.

The Durst spokesman had not returned a call late Tuesday after Advance confirmed that Conde Nast may be looking elsewhere.

But one source that Conde Nast’s current CEO Roger Lynch is looking to return to midtown Manhattan. The company moved from its longtime HQ on Madison Avenue to 4 Times Square in 1996. It was Durst who persuaded Conde Nast to make that move. Conde Nast stayed there until it began moving into the Durst-controlled One World Trade Center in late 2014 and early 2015.

Moody’s looks to sublease its 1 WTC office
Data giant took 75K sf at the tower in 2015

As New York City’s office leasing market picks up a bit of steam, a 75,000-square-foot spread at One World Trade Center is now up for grabs.

Moody’s is looking to find a tenant to sublease two floors at the Durst Organization and Port Authority’s roughly 3 million-square-foot tower, according to marketing materials seen by The Real Deal. The financial research giant had signed a lease for the 56th and 57th floors of the building in 2015.

A Cushman & Wakefield team led by Rob Lowe is marketing Moody’s space, which includes two floor plates, 37,000 square feet apiece. (Lowe just negotiated Facebook’s monster deal at the Farley Post Office redevelopment, according to sources.) The space can be ready for occupancy within 30 days and each floor can be separately leased with a term through Nov. 2027, according to the listing materials.

Moody’s also occupies 758,000 square feet in the adjacent 7 WTC, Silverstein Properties’ 1.8 million-square-foot tower.

A representative for Moody’s said the company was looking to “rebalance our real estate to bring our teams together in our existing space at 7 WTC.”

The firm is not the only tenant at 1 WTC looking to shed space. More than 200,000 square feet is up for sublease at the tower, including a few floors from Durst’s largest tenant, Conde Nast.

I think there are still parts of the facade that haven't been washed since their installation...

One World Observatory, the observation decks and museum attraction at the top of 1 World Trade Center in Manhattan, is set to reopen its doors on Sunday, Nov. 1.

The Observatory covers three floors – 100, 101 and 102 – atop the building informally known as The Freedom Tower, which was built at the site of the ruins of the World Trade Center buildings that were demolished in the Sept. 11, 2001 terrorist attacks.

The Observatory will reopen to the public on Nov. 1 and then again on Saturday, November 7 before resuming its two-day weekend operations starting Saturday, Nov. 14 with adjusted admission hours of 11 a.m. to 7 p.m.

At re-opening, visitors will once again be treated to the famous SkyPod Elevator experience. The elevator cabs – which are some of the fastest on Earth – transport guests to the 102nd floor in under 60 seconds, while immersing them in a state-of-the-art virtual time-lapse experience that recreates the development of New York City’s skyline from the 1600s to present day. Customers that purchase an “All-Inclusive” experience are guaranteed the exclusive (private) use of a SkyPod Elevator traveling up and down the tower.

Guests will also be able to eat at ONE Dine Restaurant and Bar, which will offer a menu that sources signature items from several regions in New York State. Reservations are currently being accepted for ONE Dine and are highly encouraged due to seating limitations.

The Observatory itself will operate at a maximum of 25 percent capacity. Ticketing is timed to minimize queues and offer a seamless, socially distant onsite experience. Visitors are strongly encouraged to purchase tickets online in advance of arrival at www.oneworldobservatory.com.
