DC’s Audi Field May Get More Parking, But Bigger Plans Are in the Works

"Mixed-use plans on the horizon for a parcel adjacent to DC's new soccer stadium are at least a year out, and during that time, the stadium development team has a plan for the vacant plot.

Over two years ago, the Zoning Commission approved the planned-unit development (PUD) that led to construction of Audi Field, the stadium where DC United began playing last summer. One of the areas of relief granted in the PUD approval was that the stadium was forgiven from creating any parking spaces for the project, but would instead show proof of access to 3,750 spaces elsewhere..."

Metro Detroit developer Koucar has announced the construction of four Cambria Hotels, including one in Washington DC at 69 Q St SW.

(NYSE: CHH), one of the world’s largest hotel companies, has signed an agreement with Koucar Management, LLC to develop a new Cambria hotel in Southwest Washington, D.C. Located at 69 Q Street SW, the 154-room, nine-story property will be the second Cambria in the District, joining the Cambria Hotel Washington, D.C. Convention Center at 899 O Street NW.

Scheduled to open in 2020, the Cambria Hotel Southwest D.C. is designed to offer guests traveling to the area for business and leisure a new and distinct upscale lodging option. The new hotel will feature a spacious rooftop bar that can accommodate large corporate and social gatherings, 2,500 square feet of multi-function meeting space, a state-of-the-art fitness center and parking. The property also will include onsite dining, serving a menu comprised of local specialties, liquor, wine and local craft beers, as well as freshly prepared grab-and-go gourmet salads and sandwiches.

The Cambria Hotel Southwest D.C. will be located near the popular Yards Park mixed-use development, which includes retail stores, fine-dining, offices and luxury residential lofts, as well as Nationals Park, Bardo Brewery and Audi Field, which will open this year. The property also is minutes from the Navy Yard Metro Station, offering convenient access to several D.C. attractions, such as the National Mall and Smithsonian Museums. Several federal government agencies and companies are nearby.

Bethesda yay.

Office building on the site of the Purple Line and Metro stations. I believe the station and connection are part of the project but the details are vague.



Office and Hotel, sadly this mid-century jewel will be demolished.

Metro Puts Penn Quarter Headquarters Building on the Market for Ground Lease

"A year ago, WMATA hinted at plans to sell its current headquarters as it sought a map amendment for the Penn Quarter parcel. Now, months after the map amendment was approved, the current headquarters site seems to be inching closer to redevelopment.

Today, Metro announced that the agency is offering its 1.1-acre headquarters site at 600 5th Street NW (map) for a 99-year ground lease to facilitate redevelopment. Since the map amendment, the site is zoned D-5-R, which would permit by-right residential (with inclusionary zoning), hotel, office or mixed-use development up to 120 feet tall (plus penthouse) on the site..."

Capital City Real Estate plans to soon break ground on a condominium project at 410 Rhode Island Ave., NE. The 74-unit building will comprise 88,000 square feet of which 3,100 will be devoted to retail.

"Earlier this month, UrbanTurf reported on developer EDENS's efforts to seek approval to use the roof of Union Market as an elevated park, potentially to host tennis matches. Now, those plans are being confirmed.

On Friday, the Washington Kastles announced that the team will indeed play its 2019 season atop the Union Market building at 1309 5th Street NE (map). The team would play seven matches in late July in front of a 700-seat stadium, and the announcement also hints at the rooftop venue hosting the team for the foreseeable future. .."

We were walking around the neighborhood yesterday and I noticed this new little park at the end of 4th Street, SE, next to the Guild and the Bower residential buildings.

"Another Capitol Hill church bites the dust.

Developer District Quarters has filed a concept application with the Historic Preservation Review Board to replace the Tried Stone Church of Christ at 417 9th Street SE (map) with a 50 foot-tall condominium building.

The project would deliver 20 residences and would also have three surface parking spaces. The site is zoned for by-right mixed-use development and the church is a non-contributing building in the Capitol Hill Historic District. ARCHITECTUREFIRM is the designer..."

"An 18-unit residential project will be constructed on the site of the recently-shuttered gay bar Cobalt in Dupont Circle. Plans for the new development at 1637-1641 R Street NW were recently filed with the Board of Zoning Adjustment.

Raycon, Inc. will make interior renovations to the second through fourth floors of the existing buildings for upwards of 18 residential units, and a 1,200 square-foot penthouse will be constructed on the roof. The first floor will continue to be used for restaurant use..."

My sister moved down to DC a few months ago (in Crystal City), and she said the same thing with construction, its rampant. Lots rising. How many units are in the pipeline for DC or u/c if you happen to know?

According to the 2018/2019 Washington DC Economic Partnership report, as of August 2018, 15,600 residential units were under construction in DC, of which 4,300 have already broken ground. In total, WDCEP estimates approximately 6,000 units will break ground in 2018. It is projected that 7,431 residential units will deliver in 2018 and 7,693 units in 2019. These figures are strictly for DC proper. The "under construction" wording in the report, referenced above verbatim, likely means in some stage of development, rather than actual construction with shovels in the dirt, etc.

To track development in Arlington, a good resource is the Arlington Economic Development's quarterly Development Summary report. I don't have time to go through the list of projects and add up the number of units either proposed or under construction, but it's safe to say several thousand units are in the pipeline.
