Cool Austin | Alexan Waterloo | 350 Feet | 29 Floors | Complete

The "11th & Sabine multi-family" project seems like it might be a decent size. It's 300 apartments and has 13k sq. ft. of office space on 3/4 of an acre. This is across 11th St. from the Sheraton.

Can someone refresh my memory.. is this the lot that popped up in marketing material showing a glass massing with a CVC through it? 300 apartments plus office would make this ~350 I think.

Info about a couple of other mid-rises in this area has been posted before, but I think this is a new (to us at SSP at least) project. It's being developed by the same developer as The Avenue - Congress Development Partners. Other than the AULCC meeting info, the only other info I can find are two building permit filings about a heritage tree on the site. Here's the site from Streetview:

According to this CVC map (wwmiv's?), a tower can still be built on this site because most of it has no CVC running over it! But I didn't check to see if the newly proposed CVCs interfere with it.

From this ground floor drawing of the 11th & Sabine project, the outline of the tower portion is shown and is at a slight angle to avoid the CVC. The residential entrance is on Sabine, and there is an entrance and exit to underground parking. There is no ground floor retail.

A filing to combine three lots into one for the 11th & Sabine residential tower was made today. This is a 300 unit probable point tower. For those who don't recall this project, check the posts in this thread for the first week of March. This project probably deserves its own thread.

The attachment to this zoning change request for the 11th & Sabine project has more project info. But not the height. The site is currently zoned CS, but the developers are requesting a change to CBD.
Maple Multi Family is listed as the developer, but Trammell Crow Residential is listed on one of the drawings.
It will have 299 residential units and 13K of office space. The CVCs make a point tower the only option for the site.

I couldn't tell from their black & white scans, but how much of the .81 acres does the CVC cover?

Go back to the posts about this project made in the first week of March (Page 152 depending on your posts per page setting). There's a clear CVC map from wwmiv and a drawing that shows how the tower is positioned on the site.

Thanks.

Looks to cover about 40% of the lot. That leaves about 1/2 an acre to build vertical on. It could have some nice height to it.

I'll start a thread for this since the site plan was filed today. We've been posting about it for a couple months as "11th & Sabine" in the update thread. So I might move those posts to this thread. Here's the site plan, and it did turn out to be 30-stories:

This is just across the freeway from the site of the proposed twin 19 story(or maybe even less, I forget) project that got shot down by Ora Houston and the neighborhood NIMBYs. Seems like at 30 floors this would be even more visible, even if it is across the freeway. Anyway, a new view corridor from the state cemetery will be the end of this thing. Let's see whether Trammel Crow and Co. has the chops to negotiate this thicket. I really, really hate the idea of adding more view corridors. It is not PC to say so, but I think for the most part the corridors are just a crock. Austin is not Washington, DC. The capitol dome is visible from several important and imposing viewpoints and will remain visible. Enough is enough.

The fact that they need a zoning change to CBD (along with the new CVC proposals) has me worried about his project because I believe they will need City Council support for the change. That project across I-35 that was cancelled has been reborn as The Huston. We should be getting details about the latest version soon.
