You have to take in vertical density as well as planar density keeping in mind that other parts of the program will alos affect parking counts. The Nexus project does a better job of creating a street presence without the need for a giant swath of surface-like parking abutting the retail.
Fuqua's site plan (and renderings) have an awful urban presence considering it still surrounds a "big-box" retail with with relatively large swaths of a slip deck rather than creating a proper, more urban street presence at the front of said buildings.
Everyone knows these plans aren't the most current but there's little precedent for Fuqua doing things the right way.
