Thank you Libertarian for the pictures. For those of us who are not in Atlanta, seeing pictures of ACTUAL development is very helpful.

CBRE Global puts Atlantic Station's undeveloped land on the market.


CBRE Global Investors is putting the remaining 16 acres of undeveloped land at Midtown’s Atlantic Station on the market, as property values within the city’s arts and cultural district continue to climb.

The decision comes as Midtown land prices have reached their highest price per acre since 2008, according to market data. Cushman & Wakefield is marketing the Atlantic Station land holdings on behalf of CBRE Global.

The rebound is driven by the Midtown apartment boom and by the relocation of companies from the suburbs. That includes Worldpay to Atlantic Station and NCR Corp. to Technology Square, an innovation district just south of Atlantic Station around Georgia Tech, where it could eventually put close to 4,000 jobs.

Two new walkable villages planned near MARTA stations.

MARTA announced Tuesday that it will make properties adjacent to two of its rail stations available to developers interested in building pedestrian-friendly villages. I will continue to say that Atlanta is sitting on a gold mine with its MARTA transit system. It is in rare company by having HRT. The carrying capacity of HRT gives MARTA a serious edge. Now to the planned walkable villages...

The first is a 6.2-acre parcel at Arts Center Station in Midtown. That’s a “more complicated site,” explained Amanda Rhein, who directs the MARTA Transit-Oriented Development program, because it would involve construction on an area that is currently part bus/intermodal stop, part station, part parking space and part undeveloped land.

The second, 3-acre parcel is at Oakland City station. Transit agency officials believe it is ripe for redevelopment because of its proximity to the Atlanta Beltline Westside Trail and Fort McPherson.

MARTA is looking at bringing walkable developments to 11 of its 38 rail stations. Developers have been identified for three of the projects at King Memorial, Avondale and Edgewood/Candler Park. Proposals are actively being solicited for Chamblee, Brookhaven and Arts Center. Later this year, a request for proposals for Oakland City Station will be released. Other station sites are still being decided.

So when will development actually start on these ToDs? We've been hearing announcements year after year, yet dirt has not actually moved yet.

According to the May 1-7 Atlanta Business Chronicle, King Memorial, Avondale, and Candler Park are expected to being in 2016.

You are impatient. The way it works is MARTA issues the RFP (6 months), selects a developer (2 months), the developer then negotiates with MARTA on price detail/planning concepts (6 months), then the project architectural CDs and permitting happen (12-18 months).

Part of why this seems slow is that the public is being told about the behind-the-scenes part of the deal that are usually private.

Renovation of 1901 Rufus Rose House

If this happens, it will be a pretty big deal for historic preservation and also for the neglected stretch of Peachtree between downtown and midtown:

Loudermilk Cos. unveils plans for Buckhead Village office building

22 14th St. from Related Group filed land dev. permit for the Phase 1 of the project. (part that doesn't have the whole foods)

also 2470 Cheshire Bridge filed for a demo permit. It looks to be this project http://devmap.io/cities/atlanta/developments##870

Flatiron Building to undergo $12M renovation



The historic Flatiron Building, downtown Atlanta’s oldest standing skyscraper, will undergo a $12 million renovation , according to an AJC.com story.The Flatiron project is expected to be completed by October, according to Lucror Resources LLC, a private equity firm. The façade of the 11-story building will be retained while the interior is transformed with the latest technology and flexible office space for young companies and corporations, according to owner, a private equity firm.
The renovated Flatiron Building, at 84 Peachtree St in downtown Atlanta, will house a Microsoft Innovation Center and Women’s Entrepreneur Initiative, and provide office space to young companies and corporations.

I went up in the Flatiron building many years ago and it is cool. Unusual floor plates and LOTS of windows!

GeorgiaPeanuts - I have to admit I am not very knowledgable on the commercial/multi-family building permitting process. When a company files a land development permit, isn't this the 1st step of many in the overall permitting process? Doesn't it usually take 6 - 9 months upon initial filing before actual construction?

Yep that is generally accurate. Though demo permits can come first if there is something to demo. Also developers like Novare are generally able to go through permitting really quick, probably because of how much work they've done in the ATL area already they are very familiar with the process.

Land dev lets them prep the land for construction (I believe including foundation and parking decks in some cases) and the new construction permit lets them build the actual building.

Did anyone catch the Related Group's proposal last night for the Church-replacing tower on Peachtree by Skyhouse / were there any initial sketches or renderings?

No pictures as of yet, but sometimes the ABC will wait until their Friday edition to post the full story.

No kidding. I bet if he'd proposed something like Modera Morningside at Glenwood Park, it would have been overwhelmingly accepted.
