Wow, Atlanta has been booming on some projects, but other very important projects have gotten really quiet. I haven't heard anything about 98 14th street or 811 Peachtree in several months (I know that both of those are probably in their final planning stages, but still, two really quiet, major projects), and is Yoo on the Park still a thing?

I very much doubt 98 14th St. will come out of the ground, at least anything close to what was publicized.

with the new falcons stadium going in.. the need to redevelop the Gulch is really going to stand out.. it is just such a scar on that neighborhood. but if we have to wait for a multi-modal station to be built there before there is any development, we are going to be waiting a long time

It's definitely a different place even from when I was there 8 years ago! We thought we were living in luxury because Publix opened up on Spring St.

Not to mention 880 West Peachtree is proposed just a block away, 33 Peachtree Place is under construction less than two blocks away and 1010 West Peachtree is proposed within two blocks.
That's 821 units currently under construction and 1054 more proposed within two blocks of the intersection of Spring and 8th.

Under Construction in the immediate area:
University House - 268 units (706 beds)


Centergy Two - 210 units (~520 beds)


33 Peachtree Place - 343 units (first phase tower)



Proposed in the immediate area:
880 West Peachtree - 356 units


Modera - ~350 units


1010 West Peachtree - 328 units

That article is misleading. Masquerade is not being rezoned the sliver of land beside it and the land behind it are what is up for rezoning.

Also MRC-3 zoning does not necessarily mean a 22 story building is being proposed-- its is one of the few urban zonings in Atlanta that allows decent housing density-- We have used it plenty of times for a 5 or 6 story building even though 200ft+ is allowed--

Midtown is exploding. Now the next step is nationally recognized retail...when does an Apple Store, Gap, etc. open on Peachtree?

Tesla Motors' Lenox Square store opens Nov. 21





According to a report in the Atlanta Business Chronicle, Tesla Motors Inc. will begin selling its all-electric sedans in Buckhead on Nov. 21, when it opens its Lenox Square store.The 3,245-square foot store, located near the Neiman Marcus store in the mall's "luxury wing", will have six high-speed electric vehicle chargers. The store will have interior and exterior entrances.

Ace hardware is under construction on corner of Juniper and 7th St. The dedicated parking signs already went up in the skyhouse south parking deck even though the retail unit is still a shell. I think they had to knock out a wall dividing two retail units.

New details on Regent Partners' Buckhead MXD



A presentation given to the Development Review Committee (DRC), released by Livable Buckhead, reports that the mixed-use development will consist of two towers, with one housing almost 300 apartments and the other with more than 600,000 square feet of office space and 50 condo units. The render suggests that the residential tower will be 355' at the top of the roof and that the commercial tower will be 550' at the top of the roof with a top of the roof feature leveling off at 610'.

awesome.. just about as high as i expected it to be ( 3344 peachtree AKA sovereign is 635 ft. ).. this will be a great addition to the buckhead skyline and add even more density to what is becoming a very dense area. and will add a ton more MARTA traffic with that 600,000 sq. ft. of office.

Hanover Buckhead Village Update

I don't believe these have been posted yet but here are renderings and info on the Hanover development in the Buckhead Village next to the Buckhead (Roxy) Theater.

The Hanover Company proposes to redevelop the existing
surface parking lot located at 3116 Roswell Road with a mixed use
project with ground floor commercial uses and high rise apartments above the commercial uses and parking structure. The current program includes 351
apartments and 12,975 square feet of commercial space. Parking spaces will be incorporated into the development for use for parking for parking by
the adjacent Buckhead Theater as well.

I think we may see a drop off in midrise apartments after the highrises come online. The rents are the same per SF and i don't see the mid-rises filling at annoyware near the rate of the highrises without serious rate cuts to provide a competitive advantage. 60 11th will likely break ground in the next month or so and the supersized reclad skyhouse should get moving soon as well add the one at peachtree place and you have well over a thousand units going up charging rental rates similar to the midrises popping up in midtown in the next 18 months. The only way 810 west gets filled in that environment is if they throw it up quickly before the others begin preleasing.

Developers revive plan for Roswell mini-city



Dunwoody-based Duke Land Group said Tuesday they will seek rezoning of 104 acres near the intersection of Holcomb Bridge Road and Ga. 400 in an AJC exclusive. The project,called Riverwalk Village, is less dense than the original $2 billion Roswell East plan is larger than the Avalon town center project that recently opened its first phase in nearby Alpharetta.

Among the new developers’ proposals for the site:
•1,556 residences, including active adult housing, single-family attached housing and multifamily units that could be apartments or condos.
•Nearly a half-million square feet of space for restaurants and retailers, including a grocery store.
•1.7 million square feet of office space spread across several mid-rise buildings.
•A hotel with 200 rooms.
•A Swift School campus, a private institution for children with language difficulties.
•43 acres would be preserved as green space with passive and active recreation amenities, such as walking trails that would connect to nearby neighborhoods and the Chattahoochee River.
•An existing apartment community known as Marquis Trace would be demolished.
