Yeah. They are trying. The new service station is all roughed in for a drive thru. There is apparently a lot of red tape which is why A&W didn't proceed. Part of it is apparently no go on any exterior facade changes.

Sugarloaf Mall in Atholville is now listed as fully leased. From what I read, Dollarama is ready to open soon next to Hart. Ardene will relocate to the old Dollarama. Marks will expand into the former Source and Former Ardene and Running Man will be taking over the old Sears and adjacent units. Construction started today. This little mall in Nothern NB takes the trophy for being 100% leased.

Zoning has been modified in certain areas of Bathurst to have higher density residential development, current zoning was at 4 stories and has been changed to 8 stories to facilitate development Downtown, around the college and the hospital. So basically no zoning request needed in those areas for anything up to 8 stories. Not sure if its a sign of things to come or if it is to be proactive and facilitate the process.

This is a smart move by the city. The NIMBYism is strong in the city and some councillors easily fall prey to it.

I would be happy with anything higher than 4 stories downtown, as long as it incorporates well with the streetscape, there is not much empty storefronts downtown so it could add much needed new retail space

Just read that Edmundston is also planing mor height to the downtown core, the city purchased the old Bijouterie Bernier building to consolidate land on the corner or Canada and de l’eglise to permit high density residential with commercial on the ground floor.

The Acadie nouvelle reports that there would be 57 units to be created in a building more than 4 stories high out of the needed 250 units so one might think that we could see a 5-6 stories building in the downtown core in the future, that would be great for that part of Downtown Edmundston.

Seems like the unchanged skyline of the smaller downtown’s in NB might be changing soon!

The new bridge to the US in Edmunston officially open now.

“This bridge is more than just a piece of infrastructure,” said Premier Blaine Higgs. “It is an important link that brings communities, and countries, together. It will help us to maintain our Canada-U.S. connections with an important transportation and trade link between New Brunswick and Maine, benefiting communities on both sides of the border.”

The previous bridge was approaching the end of its service life, with the deck and superstructure showing signs of advanced deterioration. A feasibility study determined that building a new bridge would be more cost effective than maintaining the existing structure.

Maine’s Department of Transportation managed the project with the support of New Brunswick’s Department of Transportation and Infrastructure, in co-ordination with federal agencies in Canada and the United States. The international bridge is jointly owned by the provincial and state governments, which have a cost-sharing agreement on international bridge replacement projects.

“The new international bridge is built on a new alignment, crossing the Saint John River approximately 1,400 feet upstream from the old bridge on the U.S. side and tying into the existing New Brunswick port facility on the Canadian side,” said Robin Carnahan, administrator of the United States General Services Administration. “The new bridge features wider travel lanes and added shoulders on both sides. There is a raised sidewalk on the downstream side of the new bridge. The new bridge is designed to last 100 years.”

Demolition of the old bridge is expected to be complete by June 30, 2025.

Construction on a new plaza next to The Brick on St Anne street in Bathurst is well under way. A rumor is Daze will leave the mall and move to this new building. The mall itself, while anchored well, isn't doing to well in the common areas. Very fue tenants grace the halls now.

The old Eddy property in Bathurst where the fire occurred is fully cleaned up. The temporary store is located on Vanier Blvd across from Irving. The owner is in the planning stages to rebuild the structure.

Bathurst might be getting some height!

Application for an 8 story multi family dwelling with retail on ground at 495 riverside. This is the property of the old Rangers office on riverside. Hope it goes through!!

This property was highly contested when the last developer wanted to create student housing. The leaders of the protest are several residents with expensive homes right next to this property. One of these expensive homes is for sale. IMO these residents will not allow this to happen without a fight. They want the property to be left undeveloped..

Last proposal was using the existing building, this one is a new structure, city better put their pants on and piss off a few residents instead of loosing good tax revenue.

Beresford has also a proposal for 5 buildings of 48 appartements each just off morisson road. 240 units total.

Bentley appears to be making a return to Bathurst Mall. I would suspect Hart played a role here. They are currently leasing 3 units in the mall. Now 4.

Up in Woodstock, renovations to the Capital building next to Dixie Lee have been going well. A new Taco place has opened there too and seems to be getting good reviews. (It's a locally owned/run restaurant, not a chain).

Heard from a coworker yesterday who apparently knows the person who bought the building. It needed a LOT of work, but they apparently are intending to keep working on it as they can, to renovate and modernize the rental units in the upper floors and just make it better.

Nice to see the old place restored in any case. Hopefully the rest of the town's downtown can perk up too.

Pabineau first nation's are planning their next stages of the vanier blvd plazas in Bathurst. The next stage will include a hotel and casino. Leasing of the plaza has been non existing with only the Irving gas bar on the entire property. They are betting on phase 2 igniting the rest.

Agreed. Those two spots (currently basically just a downtown "park" for both; at least they aren't parking lot), need to be developed. Both lots seem to be decently sized, and while the town has a victorian feel to its buildings, they are surrounded by 'modern' buildings, so there's a good opportunity for newish style construction. 3-4 stories would probably work well.

The one between the old Home Hardware and the old Royal Bank is probably a good 3-story site, commercial ground floor and probably offices higher up. It doesn't really have good parking opportunities for residential, but maybe the 3rd floor could be apartments.

The one on Queen Street is a prime spot for a full block restoration. The other two buildings on Main street are small 'modern' infill buildings. A smart developer might be wise to buy them up and build a full building along that block. Maybe even look to buy the Dixie Lee building to get a big footprint.

Design a 'modern' 3-4 story building, with apartments up top, and commercial on the ground, along with a Victorian style brick facade to match the town theme, and it would mesh well with the Capital Theatre building next to it. Dixie Lee could probably move to a temporary location and then come back t o the new building once it is built.

Now, the town just needs a developer with the vision and the bank to pull that sort of thing off.

Apartments with ground floor businesses would definitely work in those lots in Woodstock.
