Its hard to ignore the impact that the massive tax differential between the two places is having on driving Vancouver's ascent and Portland's stagnation. Companies and their high tax bracket owners and management teams tend to make economically rationale decisions.

I also think it is hard to consider a post-pandemic economy that has hit all major cities with an exodus - regardless of geography - as the established norm. The media continually regurgitates the same stories over and over again.

Vancouver has no income tax but a high sales tax. The population base is not there and the access to the metropolitan area is not good. Their real estate prices have been climbing and it's not necessarily a great buy anymore. Washington is not a great tax haven. The state has one of the most regressive tax systems in the country

They already have a farmer's market at Ester Shore Park which is close. It seems more of fill-in-the-gap programming here.
To each, their own on the "corporate restaurant aspect and the lackluster arcitecture" comment. I personally feel it all goes very well together and is quite attractive. The architecture isn't boring by any means and showcases the density they are aiming for. The food is fabulous there as well.

Also, a pop-up market at Esther Short Park Vs. a permanent Market building that can offer market 7 days per week (ala Pike Place Market in Seattle)... huge difference.

You hit it - it does all go together perfectly and glad those aspects appeal to you.

It's a fantastic additition to our built environment, for sure! 15-minute neighborhood's are wonderful! But just like the South Waterfront, there are many amenities missing to make this a functioning 24/7 community.

Dude this place is nowhere near done and it’s already 10x more active than south waterfront will ever be.

Says you whom posted no pictures from either neighborhood, any proof that you even live here, to the guy that has posted pictures from across the entire metro the past few months. Don't gaslight this forum.

Mark come on man are you really saying SoWa is more fun and active than the new Vancouver waterfront? Seriously?

You do know their new waterfront is not even nowhere near fully built out? Go check out what terminal 1 is going to be for them. We only dream of a food hall on the river like that.

As you know I love towers and SoWa is a nice skyline but we messed up on how it’s not a destination whatsoever

I go a lot during the summer for my kids. It’s a lot of fun. During the winter not so much
