^^ Thanks for that. 23 Marina is too short and that sort of stuff is always done in renders. Neighbouring towers are made too short, or replaced with a green lawn, etc.

And to the previous poster, yes prices should drop but I think the biggest factor will be the quality of the apartment, then the view.

^^ It might be.

They still seem to be building the site walls which look almost done. They will probably excavate and start piling soon afterwards. I recon that will be a slow slog as well. I wouldn't say "this has a good chance of being built" until the main contractor is chosen.

Man, I am super jealous... After the Spire, Waldorf Astoria, and Waterview Tower debacle (amongst others), I really wish Chicago had the ability to make these buildings happen like Dubai is. I understand that a lot more is backing Dubai than just it's own city, but I want some new supertalls!! Oh these tower photos are great by the way. They made a little supertall neighborhood in no time.

Greatest supertall cluster on the planet. Nowhere else will you be able to find this many 250m and up towers so close together. Its pretty amazing.

A different set of socio-economic variables seems to apply to Dubai. In most places of the world, there needs to be incredible population pressures combined with wealth for such projects to be even remotely feasible. I am thinking about Hong Kong, New York, Shanghai, etc.

Dubai may have the wealth (to what extent is this speculative, how sound are the underpinnings), but population pressure? Just who will live in these units, or all they all speculative? Will the 80% migrant population be living in these towers?

I am not trying to knock Dubai, but rather, I am just trying to understand how they can continue to build Oz in the current economy.

Thanks for the picture of the Marina 106 board. It's on hold now though. The company behind it have the money but they might not bother building anything now since they will not be able to sell anything until completion.

MolsonExport, the big difference is these are all residential towers. Shanghai might now build 10 supertalls at once but it does build 1000s of residential highrises every year. I worked it out some posts back but the total possible population inside these towers isn't that high.

The marina is the best area in Dubai for people without families and so is still occupied even if the general population drops. This is because prices have dropped and people who were living in worse areas have relocated. I would worry about those cheap areas becoming empty more than the marina. Also if the marina is only half full there would still be people around because of the density.

And no, Dubai certainly does not have wealth, maybe a lot of negative wealth but that's it.

Some private developers though are very wealthy, especially some headed by someone very rich.

That is such a shame, from the rendering at least 106 was possibly my favorite supertall planned for the area.

^^ why? It looks like the Marina 101 just with another roofpart. If you look closely to the details of the "body" of the tower you see simmilarities between those two towers. Like the vertical lines and the curved out parts. I liked the previous design more but as with every supertall in this block also this tower got a much worse design than it could have.

There's probably more demand for buildings like these in New York than Dubai. But there has to be some profit coming from these buildings. Otherwise, it would be a poor investment, no matter where you are in the world.

i don't see where the demand is really. dubai has 2.2 million and only 1/4 are are arab and half of them are native emiratis. over 60% of the population are south asian migrant workers and not who all those buildings are marketed to. this city has taken speculation to a whole other level and undertaken probably the largest construction zone in history.
