But to west-town-brad's point, a lot of the blame lies at the feet of national retailers who only have a "one size fits all" business model.

I don't understand why they want a mega block here? The smart thing to do would be to bisect the site with an actual private road which would create a major courtyard type area and generate it's own pedestrian and vehicle traffic. They could learn something from sites like New City. This area is analogous to North and Clyborn.
It should be developed like N/C has been the last 10-15 years, not like N/C was being developed 15-30 years ago. There's going to be plenty of density in this area, why not accept it and build accordingly? With over 1,000 new units in the area, people are going to want to walk around.
